RE: PRECISE GRADING REVISION
Dear Mr. Tippets:
As it pertains to the Precise Grading Permit GB070010 for the Patel Residence locat-d at 15 Avalon Vista in the city
of Newport Coast; the following information outlines the current changes for review in Revision 4. In summary this
revision has taken in consideration the minor design adjustments to date.
• Driveway to Garage
-Arbor; defined motor pockets
• Main Driveway:
-Added additional slot drains
• Motor Court:
-Removed perimeter free standing accent walls at North end
-Reconfigured layout of drainage
• Center Fountains:
-Added 2' low wall between motor court and fountains
-Removed free standing pilasters at south end of fountains added 2' low wall to
match other side
• West Yard of Main Residence:
-Reconfigured steps for smaller rise from side yard to west yard
• Main Pool
-Adjusted pool shape and adjacent walls
-Removed east end circular seating, reconfigured to be entry of pool
-Adjusted property line wall to tie into the pool at south east corner
• South lawn
-Reconfigured steps leading up to Recreational Center garden

-Added garden chess board
-Removed the need for steps from Recreational Center loggia to garden by raising the grade
• Offsite Grading; no changes per this plan.
• Existing permitted walls have not been affected unless noted.
