As a result of the ACC's review, the above referenced Revised Submittal No. 2 for Lot 15A is approved. B. The Grading Plan may be stamped for submission to the County of Orange. II. Site/ Planning Issues: A. Landscape Construction Plan Issues: 1. All outstanding issues have been addressed. B. Grading Plan Issues: 1. All outstanding issues have been addressed. C. Landscape Planting Plan Issues: 1. All outstanding issues have been addressed. The Architectural Control Committee (ACC) reviews all improvement documents for adherence to the Design Guidelines that are intended to serve aesthetic purposes only. ACC review does not replace structural requirements, building codes, or any governing agency requirements and/or review. It is the responsibility of Lot owners to confirm sound construction practices and to comply with laws. In the event of inconsistencies between this review document, sound construction practices and applicable laws, the more stringent of the standards control. Pelican Crest II Lot 15A Page 1 of 1 March 5, 2009 Revised Submittal No. 2 TOAL ENGINEERING CIVIL ENGINEERS, LAND PLANNERS, AND LAND SURVEYORS 139 Avenida Navarro • San Clemente, CA 92672 Tel: (949) 492-8586 • Fax: (949) 498-8625 March 16, 2009 Subject: Precise Grading Plan 21 Avalon Vista (Pelican Crest); GB090012 Response to Plan Review Comments dated February 24, 2009 Job No. 13023 Toal Engineering has received the Zoning Review Checklist from the County of Orange regarding the subject plan and offers the following responses: Setbacks: The setbacks are identified on Sheet 2 of the grading plan set. The front setback is 40' and both side -yards have 15' setback dimensions. The rear -yard has a variable setback, as approved by the HOA, split between 30' and 40' as shown. The swimming pool arcs away from the rear property line with a minimum setback dimension of 4'-10" from P.L. Fences & Walls: Site retaining walls shall be constructed under separate plan and permit. Top of Wall and Top of Footing elevations are provided on the plans to demonstrate overall wall heights. All property line walls (exterior facing walls) are designed to 6' maximum heights. Interior facing walls, particularly at the driveway, exceed 6' in height (as needed) to meet plan grade and comply with HOA requirements to maintain existing grade at the property line for 4'. Additional spot elevations have been added to demonstrate the exposed height of walls; the drain inlet (top of grate) elevations can also be taken as surface elevations for this purpose. Project Information: The APN is provided under "Legal Description" in the lower -right corner of the cover sheet. The reference plan check number is provided in the lower -right corner of all sheets and boxed on the cover sheet. Project Grading: The off -site grading shown on this plan is limited to work at the rear of the project, on HOA maintained property. The HOA has reviewed and approved this plan.
