SUBJECT: Environmental Documentation For GB050096
LOCATION: 23 Avalon Vista Newport Coast area of the unincorporated Orange County.
Grading Plans for the above referenced project have been reviewed per CEQA by this Division with the
following result (refer to checked item):
1. The project is Categorically Exempt, Class— Therefore, it is exempt from the provisions of
CEQA. (CEQA Guidelines Section )
2. The proposed project is ministerial and does not require further analysis.
3. The proposed activity is exempt form CEQA by virtue of the general rule that CEQA applies only
to projects which have the potential for causing a significant effect on the environment.[CEQA
Guidelines Sec. 15061 (B) (3)].
4. Negative Declaration No. _ has been prepared and finalized per CEQA for the larger project
of which this is one phase. The Negative Declaration is attached and must be found adequate to
satisfy the requirements of CEQA by the decision -maker. A recommended finding is attached.
5. Final EIR No. previously certified on satisfies the requirements of CEQA for this
project.
6. Final EIR No. 528 . previously certified on 03/11/92 and Addendum PA 940172
satisfy the requirements of CEQA for this project.
7. Although statement #5 is checked, the attached additional information and/or mitigation
measures(s) are hereby incorporated into the Final EIR for the proposed project as Addendum to
EIR per CEQA.
8. Although statements nos. 1, 2 or 3 are checked, the environmental documentation for the original
project, Final EHUND, is still in full and effect. The statement checked above applies to the
amendment itself only.
This environmental clearance is valid for one year, after which is should be referred back to the lead
division for updating/revision before the decision -maker approves the project.
