This approval is based on the findings and subject to the conditions of approval in the attached Planning Commission resolution. The City’s appeal period ended on May 26, 2022, and no valid appeal to the City Council was received and therefore the action to approve the coastal development became final on May 27, 2022. A pre-Coastal Act portion of the existing hotel complex will be demolished to accommodate the construction of a new 22-story building that would include up to 159 hotel-branded residential units and provide amenities including a spa, pool, event lawn, and gym/fitness center. A new 5-level, 408-space subterranean parking structure would be constructed beneath the new residential building. A new 6-level, 400-space partially subterranean parking structure would replace the existing hotel parking structure in substantially the same location and continue to serve the VEA Newport Beach hotel. Coastal Commission Appeal Determination: Appealable to the Coastal Commission. The subject property is located within the Appeals Jurisdiction of the California Coastal Commission. The City’s final action is appealable to the Coastal Commission. Appeals to the Coastal Commission shall be filed directly to the Coastal Commission at the South Coast District Office in Long Beach. X Not Appealable to the Coastal Commission. Subject Property is not located within the Appeals Jurisdiction and therefore not appealable to the California Coastal Commission.
