Motion was made and voted on to approve Exception Permit No.
43 subject to the findings and conditions in Exhibit "Il" (approves
location of pole sign and denies the additional wall signs).
MO37ION CARRIED.
FINDINGS:
1. That the location of the proposed pole sign is compatible
with surrounding land uses and is consistent with other sign
encroachments that have been approved by the City on the
adjoining property.
2. That the proposed signs pole sign will not have any
significant environmental impact.
3. That the design of the proposed improvements will not
conflict with any easements acquired by the public at large
for access through or use of property with the proposed
construction.
4. That there are no exceptional or extraordinary'
circumstances involved with the property `which make the
additional wall signs necessary to achieve the identification
of the subject property or building. That Section 20.06 of
makes provision for adequate signage
the Municipal Code
for the identification of r the subject property which can be
achieved with fewer signs than proposed by the applicant.
5. That the signage allowed by Section 20.06 of the Municipal
code 'will allow signage for the hank which is comparable to
other financial institutions and buildings in the vicinity, .
which generally provide either one wall or one monument
sign per street frontage.
6. 'That the granting of. this exception permit; to allow an

the adjoining property.
7. That the aoproval of a modification to the Zoning code, xo
as to allow the pole sign encroachment` into the required
side yard setback will not, under the circumstances of the
particular case, be detrimental to the health, safety, peace,
comfort and general welfare of persons residing or working
in the neighborhood of such proposed use or be detrimental
or injurious to property and improvements in the
neighborhood or the general welfare of the City, inasmuch
as adequate sight distance is being provided, and further
that the proposed modification is consistent with the
legislative intent of Title 20 of this Code.

approximately 30 square feet of area. The aggregate total square footage of these three wall
signs will equal approximately 90 square feet.
The signage on the easterly elevation, is the only signage that will be visible from the on -site
parking lot adjacent to MacArthur Boulevard. The applicant has indicated that the existing
trees located along the easterly side of the building are to be removed, The existing
configuration of the building restricts the applicant from combining the three `signs into a
single sign structure which would further reduce the number of signs proposed.
gtnpos!:d Pole Sier<
The freestanding, double-faced pole sign measures approximately 15 feet high by 10 feet
wide with approximately 100 square feet of copy on each side and is currently located near
the southeasterly entrance to the subject property. The applicant proposes to modify and
relocate the sign northerly along the easterly property line to align approximately with the
center of the building.
The following list shows the number of street frontages, the number and type of signage
present on other banks and financial institutions in the vicinity of the subject property.
These institutions are all located on MacArthur Boulevard between Campus Drive and
Jamboree Road except for`Sunwest Bank which is located on the southerly side of Campus
Drive east of MacArthur Boulevard.
