The subject project is located at 1942 Port Carney in the City of Newport Beach, County of Orange, California. Rough grading for the building pad has been completed under the observation of, and with selective testing by, GeoTek, Inc. (GeoTek) during the period of June 22, 2012 through June 26, 2012. It is to the best of our knowledge that site grading reported on herein has been completed in general accordance with the approved geotechnical report for the site (see reference), applicable provisions of the 2010 California Building Code (CBC) and City of Newport Beach guidelines. This report provides a brief summary of site conditions observed during the herein reported earthwork construction. Also provided herein are field density and moisture content test results, as well as finalized foundation design recommendations. GEOTECHNICAL I ENVIRONMENTAL I MATERIALS Mr. Jason Kliewer July 13, 2012 1942 Port Carney Project No. 0851-CR3 City of Newport Beach, County of Orange, California Page 2 SUMMARY OF GEOLOGIC AND SOILS CONDITIONS Based on our field observations and testing during site grading, we note the following: • Significant visible vegetation and deleterious materials were removed within the limits of the grading. • The overall site area is generally underlain by earth materials consisting of terrace deposits. • Relatively loose and compressible near surface materials were removed and recompacted within the limits of grading for the building pad, as observed by a representative of GeoTek. The approximate limits of grading are shown on the enclosed Density Test Location Map (Plate 1). • Removals and overexcavations for the building pad structural area extended to a depth of roughly three (3) feet vertically from pre-existing grades [i.e. roughly three (3) feet below proposed pad grade] and extended a minimum of five (5) feet horizontally outside the proposed building footprint, as shown on the enclosed Plate I. Approximate minimum engineered fill thickness for the building pad is approximately three (3) feet. • Removal bottoms exposed competent, dense native soils. Removal bottoms were scarified, moisture conditioned and compacted prior to placement of engineered fill materials. • Fill materials consisting of onsite and import soil materials were placed in thin lifts, approximately six (6) to eight (8) inches thick, brought to at least optimum moisture content and compacted. Based on the field density tests, a minimum relative compaction of 90% of the laboratory standard was achieved at the locations tested. • Visual classification of the soil in the field, compared to soil description from laboratory testing, was the basis for determining the maximum dry density value and optimum moisture content applied to each density test. GEOTEK Mr. Jason Kliewer July 13, 2012 1942 Port Carney Project No. 08S I-CR3 City of Newport Beach, County of Orange, California Page 3 FIELD AND LABORATORY TESTING FIELD TESTING Field density tests were taken at periodic intervals and random locations to check the compaction efforts by the contractor. The field density testing for the subject areas was performed using a nuclear gauge, in general accordance with testing procedure ASTM D 6938. The results of the field density testing conducted for the herein reported site area are included in the attached Table 1. The approximate locations of the field density tests are shown on the enclosed Density Test Location Map (Plate 1). The Density Test Location Map, Plate I, uses a portion of Sheet C-2 of the 8-scale "Grading Plan" as a base. The grading plan was prepared by Gable Consulting, Inc., and is dated May 31, 2012. LABORATORY TESTING Moisture -Density Relationships The laboratory maximum dry density and optimum moisture content for the soils were determined in general accordance with test method ASTM D 1557. Table A below presents the soil type used for this project. The import soils tested were classified as having "very low" expansion potential (El = 2) when tested in general accordance with ASTM D 4829. GEOTEK Mr. Jason Kliewer July 13, 2012 1942 Port Carney Project No. 0851-CR3 City of Newport Beach, County of Orange, California Page 4 Sulfate testing was performed by others in general accordance with California Test No. 417 on a sample of the import soils. Results of the testing for the soils tested indicated a soluble sulfate content (percent by weight) of 0.0270. The sulfate content reported is considered "not applicable" (i.e. negligible) per Table 4.2.1 of ACI 318 for the subject building pad. Based on these results, no special concrete mix design is required by Code to resist sulfate attack. The soil resistivity was also tested by others in the laboratory on a sample of the import materials. The results of the testing indicate that the tested soils are considered "corrosive" to buried metal in accordance with current standards commonly used by corrosion engineers. These characteristics are considered typical of soils commonly found in southern California. We recommend that a corrosion engineer be consulted to provide recommendations for proper protection of buried metal at this site. iL*K•1LLluL42 l7_ 1110Z&I Foundation Design Criteria Foundation design criteria provided in the project report by GeoTek (see reference) for the proposed residential structure remain applicable for the subject site. POST GRADING CRITERIA Additional Grading/Construction Observations We recommend that any additional site grading, trench backfill and foundation plans be reviewed by this office prior to construction to check for conformance with the recommendations of this report. We also recommend that GeoTek representatives be present during site development and foundation construction to check for proper implementation of the geotechnical recommendations. The client's representatives should verify that GeoTek perform at least the following duties: ♦ Observe and perform compaction tests for utility line trench backfill within the slab area, and exterior trenches adjacent to, and within areas extending below a 1:1 (h:v) plane projected from the outside bottom edge of the footings. ♦ Observe and perform moisture content evaluation tests prior to pouring concrete slabs and flatwork subgrade. ♦ Observe and probe foundation excavations to confirm suitability of bearing materials. ,r�, GEOTEK Mr. Jason Kliewer July 13, 2012 1942 Port Carney Project No. 0851-CR3 City of Newport Beach, County of Orange, California Page 5 Drainage The need to maintain proper surface drainage and subsurface systems cannot be overly emphasized. Positive site drainage should be maintained at all times. Water should be directed away from foundations and not allowed to pond or seep into the ground. Pad drainage should be directed toward approved area(s). Foundation Observation All footing excavations should be observed by a representative of this office to check for compliance with the recommendations prior to the placement of reinforcement. It would likely be necessary to perform this observation following compaction of the interior utility trenches. REGULATORY COMPLIANCE The materials observed on the project site appear to be representative of the area; however, soil and bedrock materials vary in character between excavations and natural outcrops or conditions exposed during site construction. Since our recommendations are based on the site conditions observed and encountered, and laboratory testing, our conclusions and recommendations are professional opinions that are limited to the extent of the available data. Cuts, fills and processing of original ground under the purview of this report, have been completed under the observation of, and with selective testing by GeoTek, Inc. and are found to be in compliance with the Grading Ordinances of the City of Newport Beach, California. Our findings were made, and recommendations prepared in conformance with generally accepted professional engineering practices and no further warranty is implied. This report is subject to review by the controlling authorities for this project. The subject project is located at 1942 Port Carney in the City of Newport Beach, County of Orange, California, Rough grading for the building pad has been completed under the observation of, and with selective testing by, GeoTek, Inc. (GeoTek) during the period of June 22, 2012 through June 26, 2012, Foundation excavations were observed on July 16, 2012. It is to the best of our knowledge that site grading reported on herein has been completed in general accordance with the approved geotechnical report for the site (see reference), applicable provisions of the 2010 California Building Code (CBC) and City of Newport Beach guidelines. This report provides a brief summary of site conditions observed during the herein reported earthwork construction. Also provided herein are field density and moisture content test results, as well as finalized foundation design recommendations. F OTE CH N tC A L ! : ENVIRONMENTAL 1 MATERIALS Mr. Jason Kliewer 1942 Port Carney March 29, 2013 Project No. 085 1 -CR3 Pose 2 Based on our field observations and testing during site grading, we note the following: • Significant visible vegetation and deleterious materials were removed within the limits of the grading. • The overall site area is generally underlain by earth materials consisting of terrace deposits, • Relatively loose and compressible near surface materials were removed and recompacted within the limits of grading for the building pad, as observed by a representative of GeoTek. The approximate limits of grading are shown on the enclosed Density Test Location Map (Plate 1), Removals and overexcavations for the building pad structural area extended to a depth of roughly three (3) feet vertically from pre-existing grades [i.e. roughly three (3) feet below proposed pad grade] and extended a minimum of five (5) feet horizontally outside the proposed building footprint, as shown on the enclosed Plate 1. Approximate minimum engineered fill thickness for the building pad is approximately three (3) feet. • Removal bottoms exposed competent, dense native soils, Removal bottoms were scarified, moisture conditioned and compacted prior to placement of engineered fill materials. • Fill materials consisting of onsite and import soil materials were placed in thin lifts, approximately six (6) to eight (8) inches thick, brought to at least optimum moisture content and compacted. Based on the field density tests, a minimum relative compaction of 90% of the laboratory standard was achieved at the locations tested, • Visual classification of the soil in the field, compared to soil description from laboratory testing, was the basis for determining the maximum dry density value and optimum moisture content applied to each density test. The field density testing for the subject areas was performed using a nuclear gauge, in general accordance with testing, procedure ASTM D 6938, The results of the field density testing conducted for the herein reported site area are included in the attached Table I. The: approximate locations of the field density tests are shown on the enclosed Density Test Location Map (Plate 1). The Density Test Location Map, Plate 1, uses a portion of Sheet C-2 of the 8-scale "Grading Plan" as a base. The grading plan was prepared by Gable Consulting, Inc., and is dated May 31, 2011 The laboratory maximum dry density and optimum moisture content for the soils were determined in general accordance with test method ASTM D 1557, Table A below presents the soil type used for this project. Mn Jason Kliewer Alarch 29, 20/3 1942 Port Carney Project No. 085 1-03 City of Newport Beach, County of Orange, California Poge 4- Sulfate testing was performed by others in general accordance with California Test No. 417 on a sample of the import soils. Results of the testing for the soils tested indicated a soluble sulfate content (percent by weight) of 0,0270. The sulfate content reported is considered "not applicable" (i.e. negligible) per Table 4.11 of ACI 318 for the subject building pad. Based on these results, no special concrete mix design is required by Code to resist sulfate attack. The soil resistivity was also tested by others in the laboratory on a sample of the import materials, The results of the testing indicate that the tested soils are considered "corrosive" to buried metal in accordance with current standards commonly used by corrosion engineers, These characteristics are considered typical of soils commonly found in southern California, We recommend that a corrosion engineer be consulted to provide recommendations for proper protection of buried metal at this site. Foundation Design Criteria Foundation design criteria provided in the project report by GeoTek (see reference) for the proposed residential structure remain applicable for the subject site, W # r Additional Grading/Construction Observations We recommend that any additional site grading, trench backfill and foundation plans be reviewed by this office prior to construction to check for conformance with the recommendations of this report. We also recommend that GeoTek representatives be present during site development and foundation construction to check for proper implementation of the geotechnical recommendations. The clients representatives should verify that GeoTek perform at least the following duties: ♦ Observe and perform compaction tests for utility line trench backfill within the slab area, and exterior trenches adjacent to, and within areas extending below a 1:1 (h:v) plane projected from the outside bottom edge of the footings. + Observe and perform moisture content evaluation tests prior to pouring concrete slabs and flatwork subgrade, ♦ Observe and probe foundation excavations to confirm suitability of bearing materials, Mr. Jason Ktiewer March 29, 2013 1442 Port Carney Project No. 0851-CR3 City of Newport Beach, County of Orange, California page 5 The need to maintain proper surface drainage and subsurface systems cannot be overly emphasized. Positive site drainage should be maintained at all times. Water should be directed away from foundations and not allowed to pond or seep into the ground. Pad drainage should be directed toward approved area(s). Foundation Observation All footing excavations should be observed by a representative of this office to check for compliance with the recommendations prior to the placement of reinforcement, It would likely be necessary to perform this observation following compaction of the interior utility trenches, The materials observed on the project site appear to be representative of the area; however, soil and bedrock materials vary in character between excavations and natural outcrops or conditions exposed during site construction'. Since our recommendations are based on the site conditions observed and encountered, and laboratory testing, our conclusions and recommendations are professional opinions that are limited to the :extent of the available data.
