Construction Activities from September 27, 2022-Jan 5, 2023:
September/October 2022- Assemble and install cabinets (work performed by owner which took longer than
normal because owner needed to make money doing other work due to financial hardship)
November/December 2022- Level and flatten subfloor (Contractor, Specialized Surfaces failed to flatten floor
sufficiently for plank installation. Follow up work performed by owner in February 2023 to satisfaction of
flooring installation company, Sterling Carpet and Flooring.
Nov 2022- July 2023- Front demo and paving (LRJ Landscape continued to abandon the project and restart the
project until final 7-26-23, when we final reported him to the State Contractor's License Board. (Claim #
SF20235137)
Nov 2022-July 2023- Front drainage (LRJ Landscape continued to abandon the project and restart the project

Hi Jaime,
As shown in the documentation already provided, we became at risk of having to foreclose on our home
during our construction project and of course this impacted the speed with which we could continue moving
forward with various trades. In addition, the length of time necessary to complete specific tasks increased as
we were required to perform much of the work ourselves due to lack of funds. This also applies to design work
and material selection and procurement necessary. As requested, the following summarizes the work
performed during the timeframes indicated.
Construction Activities from September 27, 2022- Jan 5, 2023:

Hi Jaime/Susan,
Per Jaime's request, We are enclosing some documentation that supports our extension request for X2020-
1109/x2021-0379. We have already submitted the application and paid the fee. To add to our application,
attached you will find:
• Copies of letters from the bank approving us into a forbearance program (which we have now been
able to be removed from)
• A copy of our email correspondence with original engineer, Craig Stanger.
• A copy of one page from our original plans showing that a second engineer (Sivaram Nagarajan) had to
assume responsibility for the calculations of our original engineer (Craig Stanger ). We were told that
Mr. Stanger had suffered a stroke and after a long wait determined that he was unable to continue our
project)
• Email correspondence from the city requesting that Sivaram Nagarajan stamp our original plans.
• A copy of the front of both of our inspection cards documenting that we had to acquire a separate
permit when we were forced to switch design teams.
Hopefully this documentation is sufficient to support our request for a final extension. Thank you so much for

We apologize for not having contacted you before our pen -nit expired. Please, we would like to
request an extension in order to complete our project. We have had a number of extenuating
circumstances that have caused our project to be delayed. To begin with, our original structural
engineer had a stroke and we had to start over with a completely new design team, more than
doubling our design costs and creating disruptions and delays. We were able to get over that
hurdle and then came impact from COVID, loss of second income and passing of family

These are challenging times. The last couple of months have shown you that your house is more than just
your home. It's also your home base, your safe spot, your office, your kids' classroom, your entertainment
space. Now more than ever, your home is the center of your life —and if you're like most people, you've felt a
great deal of stress over your ability to pay your mortgage.
Help begins with forbearance.
In response to your request, your mortgage has been placed into a forbearance plan. It is already in effect
and will continue through 01-31-22. Your next mortgage payment will be due on 02-01-22.
A forbearance plan gives you the time and flexibility you need to manage your finances until you're able to
resume monthly mortgage payments.
During your forbearance period, your monthly mortgage payments (principal, interest, and escrow will be
suspended. Forbearance does not mean your payments are forgiven. You are still required to fully repay your
suspended payments, but not all at once.
Note: If you pay your own property taxes, insurance, or HOA/condo fees separately from your mortgage, you must
continue making these payments during forbearance.
Will there be interest or fees charged for missed payments during a forbearance period?
No additional interest beyond your regular principal and interest payment will accrue, and no fees (including late

the recent pandemic. This letter confirms your acceptance of a forbearance plan extension.
We are here to assist you now and when your hardship is over.
A forbearance is a temporary suspension of your mortgage payments intended to allow you the time
and flexibility to manage the challenges affecting your ability to pay your mortgage. Once the
forbearance period (including any extensions) has ended or your financial hardship is over, we will work
with you to determine options based on your financial situation. There are several mortgage assistance
options that may be available to you after the forbearance period, depending upon the type of loan you
have*. Your options may include:
• Loan reinstatement: If you can afford it, you pay any delinquent amounts all at once, including
the ones that became due during forbearance.
• Repayment plan: A repayment plan allows you to catch up gradually over a period of months
while making your regular monthly payments. Portions of your repayment amount are added
on to your monthly mortgage payment amount.
• Deferral: A deferral allows you to avoid having to pay your suspended mortgage payments all at
once, typically by adding a non -interest -bearing balance at the end of your mortgage, repayable
at the loan maturity date or earlier upon the sale or transfer of the property, refinance of the
mortgage loan, or payoff of the interest -bearing unpaid principal balance. You may be eligible
for the deferment programs announced by Fannie Mae and Freddie Mac.
• Partial Claim, for FHA -insured loans: If you have an FHA loan and occupy your property, there
are options that may allow you to defer suspended payments or modify the terms of your loan.
The COVID-19 Recovery Standalone Partial Claim option allows you to defer suspended
payments until you reach the loan maturity date of the mortgage or earlier upon the sale or
transfer of the property, refinance of the mortgage loan, or payoff of the interest -bearing
unpaid principal balance. If you are not eligible for this option, you may qualify for the FHA's
other loss -mitigation tools that can help you repay the balance owed over time.

We hope you are doing well. We were informed by your brother Rick that you had a health concern and
were not able to make the revisions requested by the City of Newport Beach. This is to let you know that
we have decided to contract with another structural engineer to take over the project. However, if you

My name is Juan Penaherrera and I am the owner of the property on Francisco Drive. Adam Dorn, our
designer, told me today that he is still waiting for the structural package before he can resubmit the
plans to the City. Also, we were told by Rick that it was going to be completed by last Friday. Can you
please let me know what the status is of the structural package for this project? We have contractors
ready to start construction and we would like to start as soon as possible to avoid doing construction
during the rainy season.
