The medical office use has already been established wihtout fomral City approval. An adjustment to the parking requirements (i.e., a “waiver”) is also requested, as a there is insufficient parking provided on-site. A parking study has been submitted by the applicant to justify the requested waiver. Building or portions thereof used to provide medical, surgical, psychiatric, nursing or similar care on a less than 24-hour basis to persons who are rendered incapable of self- preservation by the services provided will need to comply with “ambulatory care facility” in accordance with 2016 CBC Section 422. 2. If the use/building classified as “ambulatory care facility” under Section 422 with more than 5 patients, building will be classified as I-2.1 occupancy group and shall comply with I- 2.1 requirements such as but not limited to exiting, occupancy separation, construction types, area limitation, etcJ 3. Since no permits (i.e. tenant improvements) have been issued after year 1994, any unpermitted constructions and interior remodels shall comply with current code standards. 4. All existing constructions are subject to field inspection. If any unpermitted works were to be found, applicant will need to obtain construction building permit to legalize such work, and all recommended conditions listed in January 24 report will still be applicable.
