The following documentation is required to complete the application: 1. Modification Permit – tandem parking for nonresidential uses requires the submittal of a modification permit. A modification permit is also required if the ADA space is unable to maintain a minimum of 5 feet from the 31st Street property line. Provide a new planning permit application with signatures, or update form submitted. The fee is $2,410. The lower fee paid for the site development review would be refunded if applying. Is it possible to do two side-by-side spaces for nonresidential use (minimum 9 feet wide) and pull back the ADA space? 2. Project Description – incorporate responses to five required findings for modification permit (see 20.52.050 if applicable) and three required findings for site development review (see 20.52.080) in project description. It is the responsibility of the applicant to establish evidence in support of the findings. Please provide as a separate document not in the plan set. 3. Plans – refer to handwritten comments and the following: a. Provide a dimensioned overlay to verify gross and net floor area for nonresidential space, gross floor area for residential space and garage, and balcony/deck areas. Definitions of net and gross are attached. b. Trash area for nonresidential use does not appear to meet minimum size requirements. Refer to 20.30.120. Where is trash stored for residential unit? c. Parapet walls at property line extend to 31 feet. The height limit is 26 feet. An increase up to the proposed height would be subject to additional findings Page 2 (20.30.060) that call for additional amenities beyond those otherwise required. Any request for an increase in height as part of site development review would require Planning Commission review. If requesting, incorporate responses in project description. 4. Other a. Provide a materials board displaying the materials selected for the exterior of the building. b. Provide an electronic copy of all requested documents, four full size sets (folded), and one reduced set. Be advised of the following items: 5. Acoustical Analysis – a report prepared by an acoustical engineer describing the acoustical design features of the structure that will satisfy the exterior and interior noise standards will be required prior to building permit issuance. Projects shall be attenuated in compliance with the report. Mixed-use projects shall comply with the noise standards in Chapter 10.26. 6. Notification to Owners and Tenants – project applicants shall prepare a written disclosure statement prior to sale, lease, or rental of a residential unit in a mixed- use project or located within a mixed-use zoning district. See attached for pertinent information. 7. Deed Notification – as a condition of project approval for a residential unit in a mixed-use project or in a mixed-use zoning district, applicants shall record a deed notification with the County Recorder’s Office, the form and content of which shall be satisfactory to the City Attorney. See attached for pertinent information. The Building Division is still reviewing the proposal. Comments will be provided to you when available and will need to be addressed. Upon verification of completion, the application will be processed and scheduled for a Zoning Administrator Hearing.
