Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. Property Development Standards.
Please be advised, the project as designed does not comply with all required property
development standards identified in Newport Beach Municipal Code (NBMC)
Chapter 21.30 (Property Development Standards). Reference the attached plan
check correction sheet for a list of the required changes.
Upon verification of completion, the application will be processed and scheduled for a
Zoning Administrator Hearing. Should you have any questions regarding submittal

CORRECTIONS:
1. Survey must be stamped and signed.
2. Label maximum 24’ maximum height to all flat elements on all elevations (specifically, note
height of railings)
3. Include property lines and dimension setbacks on all floor plans and roof plan.
4. Dimension setbacks and eaves/overhangs on elevations.
5. Note total area of landscaping on Title Sheet
6. Add note to first floor plan near garages. Note that garage widths are maximum possible
while maintaining setbacks.
7. Add a note to site plan and floor plan that states all setbacks are measured to face of finish
8. Remove separation wall between two carports to meet minimum width requirement
9. Further open one side of car port.
10. Show location of screened trash storage for both units.
11. Note ridge height elevations on roof plan
12. Verify elevator shaft does not require flat roof/additional height to comply with Building
Code requirements.
13. Note height of skylights above roof plane – maximum 6” permitted.
14. Correct Title Sheet parking requirements to note that 4 total parking spaces are required (two
in garage, two in carport)
