Dear Ben,
As requested, included in this resubmittal is the documentation required to complete this
application as specified in your Notice of Incomplete Filing dated 6/13/18.
1. Coastal Development Permit
a. Attached is the revised Planning Permit Application that includes a coastal
development permit.
b. Refer to plan sheet T-1 to review the added project description and justification
narrative that addresses the required findings in Newport Beach Municipal Code
Subsection 21.52.15(F).
c. Attached are the mailing labels for all residential occupants within the 300-foot
radius and revised preparer’s statement from the preparer to reflect the residential
occupants being included.
d. Per the Coastal Development Permit application requirements, the City will assist
in completing the notice and provide instruction on the number of notices to be
posted and their location(s).
e. Refer to plan sheet C-2 to review the added Preliminary Construction Pollution
Prevention Plan (CPPP) we will implement to minimize erosion and sedimentation
during construction, and to minimize pollution of runoff into coastal waters by
construction chemicals and materials.
f. Attached is the additional $1,000 filing fee.

2. Project Plans
Planning Division Plan Check Corrections
1. Please provide floor area calculation exhibits (to scale) verifying both existing
and proposed gross floor area. Be sure to show all dimensions and calculations.
Verify all numbers provided to ensure the methodology is consistent with the
definition of “Floor Area, Gross” for a single-unit residential project. See excerpt
below. On cursory review, it appears less than a 65-square-foot addition is being
proposed at the first floor.

2. The topographic boundary survey provided is not stamped and signed by the
preparer. Please provide a stamped and signed copy.

3. On Sheet Number A-1, showing the vehicular turning templates, please provided
dimensions and radius information.

4. Clarify the area beneath the rear stairs formerly identified as a closet space on
the second floor (Sheet Number A-3.1). Are you proposing to wall it off as void
space?
Yes. As illustrated on A-3.1, this area beneath the rear stairs will be walled off as
void space.
5. Clarify the area at the southwestern corner of the third floor. This appears to
currently be an open deck area that is being enclosed and should be reflected as
an addition.

to remain unchanged.

6. Please be advised, any addition of floor area should be included in the Variance
application, as the project is already exceeding the maximum allowable floor area
limitation.
There are no additions to floor area. The only added area is to the garage.
7. Revise the exterior elevation and section renderings to measure the overall
heights from established grade consistent with NBMC Section 20.30.050 (Grade
Establishment).

8. Consider providing standalone existing and proposed elevations side by side to
better demonstrate the amount of exterior change occurring.
