PA2018-141 ADDRESS: 4703 River CORRECTION DATE: 8/22/18 CORRECTIONS: Please make the following corrections to deem the application complete: 1. FYI – future parcel map will require its own cdp. Consider adding it to this application so only one public hearing required. 2. Trash cannot be located within clear dimensions of carport. Can place in side yard, but can only encroach in one side since at least 36” needs to be clear on one side yard. 3. Add rear setback label to site plan. 4. Need more formal floor area calculation sheets. For example, third floor is on its own tiny sheet. Additionally, clearly label which areas are being excluded. Shows stairs wherever they occur and count that sf on first level. Show PL and setbacks so that open volume can be clearly labeled outside clear dimensions. 5. Show mansard roof section showing that it comes to a point or show the flat guardrail/parapet behind it. 6. Provide labeled dimension and max elevation for the flat guardrail on the applicable elevations. 7. All elevations should include the established grade label. 8. Topo survey is stamped but not signed. Include signature. 9. Write third floor max SF (15% of buildable area) and proposed third floor sf where you show similar info for max sf and open volume. 10. Why are there two numbers shown for the length on the topo? 11. Include 35’ tandem dimension not just individual labels for garage/carport depth. 12. Please pull back third floor square footage 5’ from property line per required third floor stepbacks (2’ from side setback line).
