Water Demand Memorandum

Purpose
The purpose of this report is to present the results of the evaluation of the water demand
analysis for The Garden project.
Project Site Location
The existing site is located at 2902 West Coast Highway, Suite A, in the City of Newport
Beach, CA. The site is to the northwest of the intersection of West Coast Highway (WCH)
and Riverside Avenue.
Existing Conditions
The site area is 0.3 acre. It is our understanding that the existing site is currently a
commercial/retail development. Based on our review of Sheet G-7-W of the City of
Newport Beach water atlas map, there is an existing 6” CIP (cast-iron pipe) in WCH
fronting the project. A fire hydrant flow test was performed for a nearby project, located on
WCH approximately 2,000 feet easterly from The Garden project. A copy of the G-7-W
water atlas map is attached. The fire hydrant location (address) and test results are shown
on the following page.

Proposed Development
The proposed development includes demolition of the interior of the existing retail
building, and construction of The Garden restaurant. It is assumed that the water
infrastructure for the proposed project will connect to the existing 6” CIP in WCH. The
area calculations for the proposed restaurant are as follows:
Water Demand Calculations
The water demand for the proposed site is based on Irvine Ranch Water District (IRWD)
demand coefficient for commercial development. The IRWD value of 220 gallons/ksf/day
was used, along with the total area calculation of 7,705 square feet. The water demand
calculations are as follows:
· (7,705 square feet /1000) x 220 = 1,692 gallons per day for the proposed
development;
· 1,692 gallons/day = 1.9 ac-ft per year.

Conclusion
It is assumed that the proposed project will connect to the existing 6” CIP watermain in
WCH. The water demand calculations show that the proposed project will require
approximately 1.9 ac-ft of water per year.
