Appealable to Planning Commission. Proposed: Traffic Phasing Ordinance (Chapter 15.40 of NBMC) — requires Planning Commission review of all traffic studies. Proposed PC-56 text would allow CDD Director to approve. Appealable to Planning Commission. Only applies if one of these findings can be made: 1. No impact to intersections 2. No impacts with circulation improvements incorporated I, CITY OF NEWPORT BEACH • Term: Extend by 10 years to 2042 • Public benefit fee: $17,000/unit for any units built after 2032 • Park Fee: $34,000/unit for 700 of the units • Off -site improvements: Develop landscape and street master plan for Newport Center AND construction at a value of $17,000,000 or more. • Development Impact Fees: Voluntary payment of DIFs (-$9.00/SF) Total Value: CITY OF NEWPORT BEACH $6030005000 + Affordable Housing: AHIP included to construct a 105-units (minimum) • Affordable to very -low or low-income households • Building permit issued by January 31, 2029 • If deadline cannot be met, then land dedication to City • If not feasible then in -lieu fees would be paid per market rate unit constructed ($36,690/unit) Total value: ~$600,000 per affordable unit I, CITY OF NEWPORT BEACH MINOR CHANGES TO AHIP AND RESOLUTION Exhibit "B" to Resolution (AHIP): Number and Type of Affordable Units "If affordable units are provided or land is dedicated that will accommodate more affordable housing units) in excess of the 7% requirement, Irvine Company shall be allowed to offset any future residential development against the excess affordable units provided."
