The above settlement estimates are based on the assumption that grading will be performed in accordance with the grading specifications. Lateral Soil Pressure For purposes of designing the structure for lateral forces, an allowable lateral soil pressure of 300 pounds per foot may be used for the building design. A coefficient of friction of 0.35 may be used for concrete placed directly on the existing in -situ soils. Expansive Soils The results of tests indicate that the soils existing on the site have low expansion potential. The test results are as follows: TEST DEPTH PERCENT EXPANSION LOCATION (FTJJAPSF Pit-1 3' 1.7 Expansive Index: 17 The expansive properties are in the low range. Expansion in this range does not create any significant problem during or after construction however; we recommend that the moisture content of subgrade soils be monitored before placing any interior or external flat work to assure that adequate moisture is in the near surface soils to prevent any cosmetic or minor cracking of the slabs. Recommendations for Footing Design, Concrete Slab Construction and Grading Specifications contained in this report were made with proper consideration given to the properties of the expansive soils. Type five cement is not required. Although it is not required we recommend that Evpe V be used to mitigate any future coelensce or spauling. � Footing Design Exterior and Interior footings for single story construction should be founded 18 inches below the lowest adjacent grade with a minimum width of 16 inches. Two- story structures shall have footings 24 inches below the lowest adjacent grade with a minimum width of=18 inches. Reinforcement should consist of two # 4 reinforcing bars placed at the top and two at the bottom of the footing. These reinforcing bars shall be positioned about the center of all continuous footings, properly lapped and tied. Concrete Slab Constructio All concrete slab design shall be in accordance with sections 1815 and 1816 of the 1997 UBC, In conformance with sections 1815 of the UBC for designing a concrete slab on grade use an Effective Plasticity Index of 12. Floor Slabs: The groundwater table was not reached in the boring, therefore groundwater is not expected to be a problem on this project. It is recommended that concrete floor slabs in areas to be covered with moisture sensitive covering be constructed over a 6 mil plastic membrane. The plastic membrane should be properly lapped, sealed, and protected with 2 inches of sand. The floor slab shall be reinforced with #4 reinforcing bars placed 18 inches on center through the entire slab and shall be placed in the center of a 5 inch slab. Floor Slabs: ( for post tensioned slabs) Em's ( Edge Moisture Variation distances) of 3.0 feet for Edge Lift and 6.0 feet for Center Lift. Ym's (vertical differential movements) of 0.5 inches for Edge Lift and 1-.5---i;rrs- for Center Lift. Recommend use concrete for high sulfate exposure. fc = 4500 psi and Type V cement Driveways: Driveways shall be constructed a minimum .of 5 inches thick with construction joints at a maximum of 10 feet. Minimum reinforcement shall consist of #3 reinforcing bars crossing at 18 inches on center. The driveway shall be constructed over a minimum of 4 inches of crushed rock, . gravel or miscellaneous base. Prior to placing concrete the driveway subgrade shall be saturated to 110% of Optimum moisture to a depth of 12 inches. ox�crete latrk: Walkways, patios and other 'flat work shall be constructed a minimum of 5 inches thick with construction joints at a maximum of 6 feet. Minimum reinforcement shall consist of #3 reinforcing bars crossing at 18 inches on center. The flatwork shall be constructed over a minimum of 3 inches of crushed rock, gravel or miscellaneous base. Prior to placing concrete the subgrade soils shall be saturated to 120°Jo of optimum moisture to a depth of 12 inches. Swirnrnin Pools and S as: Pool and spa designs for the shell may use the same values as are shown in the following paragraph "Retaining Wall Design". Pools or spas sidewalls constructed within 10 feet of the top of a slope shall be designed as free standing, that is, No lateral support from the adjacent soils. ABSTRACT CONSULTING GROUP
