The proposal requires a redesign and/or additional applications to proceed as detailed below: 1. Modification and Variance permits. a. Pursuant to NBMC Section 20.90.120.F.14.b (Wall Signs), one identification sign is allowed to be placed on a wall facing a public street. The site’s north wall elevation faces the public street. The project proposes two signs are on the east and west elevations and do not face a public street. To deviate from the sign location requirements, a modification permit is required. b. The Comprehensive Sign Program application can permit up to a 30% deviation of maximum sign area, though the proposed sign area seems to exceed this allowance. Per NBMC Section 20.90.120.F.14.b (Wall Signs), signs for the site cannot “[comprise more than] ten (10) percent of the area of the wall, including windows and door area, upon which the sign is located.” In other words, the Comprehensive Sign application can permit a sign area of up to 13% of the wall area Sign area beyond the 30% allowance (in this case 13% of the wall area). Please see the Sign Area Computation standards below and (re)calculate sign/ wall area figures: d. NBMC Section 20.90.120.F.14.b (Wall Signs) continues that walls signs “shall be nonilluminated.” Consequently, the proposed illuminated signs would require a variance permit by the Planning Commission. Please remove illumination or speak with a planner about the Variance application’s required justification, findings, and other considerations. e. NBMC Section 20.90.120.F.14.b restricts wall signs to “relating only to the name and use of the building.” Consequently, a variance would be required to allow a logo. Please remove the logo proposal or speak with a planner about the Variance application’s required justification, findings, and other considerations. 2. Plan Compliance. Please reference the attached redlined plan set. a. Two different sign types (one with a single line of copy and another with two lines) appear to be proposed, yet only one major tenant sign standard is included in the plans – please address. b. Please confirm there are only two signs proposed. If there are more please illustrate their locations on the elevation exhibit, fully dimensioned, for review. c. To improve clarity, please list the maximum linear footage of each sign instead of the 80-percentage standard. «HearingDATE» C:\Users\pachis\Desktop\PA2020-019_Incomplete Letter.docx Page 3 d.Please provide the complete extent of the elevations containing the sign proposals. Add cardinal directions to orient the elevations. e.Please add the area of the wall, including windows and door area, upon which the sign is located. Sign area beyond 13% of the wall area is the subject of a modification permit application. f.On the site plan, please label each sign type and its location. g.Please review the Comments from item 1 and update the plan set accordingly. 3.Sign Matrix. Please update the sign matrix to reflect the redesign and ensure consistency with the revised plans. 4.Electronic Copy. Upon resubmittal, please provide all application materials (application, plans, matrix, etc.) in an electronic format like email or a shared drive -USB flash drives are no longer accepted. Upon verification of completion, the application will be processed and scheduled for a Zoning Administrator Hearing.
