Thank you so much for your time today. As discussed, an accessory dwelling unit proposal would not
require the modification/coastal development permits. Provided the ADU meets all the development
standards, we would process the ADU project through a plan check.
Please refer to the redline plans attached for changes that need to be made to reflect the ADU addition.
Additionally:
a. On all elevation exhibits, provide the established grade line for the measurement of
structure height. Note the area to establish grade would cover the 4 corners of the
proposed addition, not the entire lot. Dimension height from the established grade to
top of ridge and flat elements. The maximum heights are 24 feet (flat roofs) and 29 feet
(sloped, at least 3:12), which is measured from the established grade line.
b. Provide a topographic survey in the plan set, stamped and signed by the California-
licensed preparer.
c. On the site plan, delimit and label “Area of Work” to help clarify scope.
Note: Deed Restriction and Recordation Required. Prior to the issuance of a building and/or grading
permit for an accessory dwelling unit and/or junior accessory dwelling unit, the property owner shall
record a deed restriction with the County Recorder’s Office, the form and content of which is
satisfactory to the City Attorney. The deed restriction document shall notify future owners of the owner
occupancy requirements, prohibition on the separate conveyance, the approved size and attributes of
the unit, and restrictions on short-term rentals. This deed restriction shall remain in effect so long as the
accessory dwelling unit and/or junior accessory dwelling unit exists on the lot.
Could you please respond to this email with a request to withdraw the modification permit and coastal
development permit? After we receive your confirmation to withdraw the application, I will coordinate
with our administrative team to issue the partial refund.
