NOTE: Before resubmitting, please schedule an appointment with the assigned Planner. The submittal cannot be accepted unless all required documents are provided, including the dewatering plan and revised coastal hazards report. The following documentation is required to complete the application: 1. Property Development Standards. Please be advised, the project as designed does not comply with all required property development standards identified in Newport Beach Municipal Code (NBMC) Chapter 21.30 (Property Development Standards). Reference the attached correction sheet and redlined plan set for the required changes. Note some redline corrections from the third submittal were not addressed in this third plan submittal. 2. Dewatering Proposal. Unaddressed. Whereas the coastal hazards report states the project does not require dewatering, the civil sheets in the plans illustrates dewatering. Please clarify the dewatering requirements of the project and update the plan set and/or coastal hazards report accordingly. If dewatering is required, please also submit a dewatering plan upon resubmittal. New information and/or plans may be subject to additional corrections. If at any point water is conveyed onto the beach or if any off-property area is impacted by the site’s dewatering, a permit(s) from the Regional Water Quality I:\Users\PLN\Shared\PA's\PAs - 2020\PA2020-178\PA2020-178 Incomplete Letter_4.docx Page 2 Control Board and/or Coastal Commission may be required. In addition to the dewatering activity, please ensure plan design reflects and incorporations all recommendations from the coastal hazards report (and vice versa). 3. Electronic Copy. Please provide all submitted and revised applications materials in an electronic form (email, DropBox, CD, etc.) USBs are not accepted. Revise plans. Unaddressed. c. Wall within Ocean Front right of way shall be provided, revise plans. Unaddressed. City Geologist (Contract) – Sergio Gutierrez, sgutierrez@newportbeachca.gov a. WQMP will be required for this project. Infiltration will not be feasible due to construction of the basement. b. Basement walls will need to be structurally designed under hydrostatic loading to prevent continuous pumping of groundwater. c. Dewatering plan will be required. d. Geotechnical report to provide adequate liquefaction analysis with subgrade remedial grading recommendations below basement. Building comments will be sent to you once available. Upon verification of completion, the application will be processed and scheduled for a Zoning Administrator Hearing.
