Please see below comments and corrections from Public Works, Buidling and Life Safety Services. Planning Division review is still pending and comments are
forthcoming.
1. Public Works – David Keely, Senior Civil Engineer, dkeely@newportbeachca.gov, 949-644-3349 a. Provide dewatering plan.
b. Sewer clean out to be located within public right of way.
c. Wall within Ocean Front right of way shall be provided, revise design.
d. Foundation shall not project into alley right of way, revise design. e. Overhead projections into right of way shall be removed, revise design.
2. Building Division – Tonee Thai, Principal Civil Engineer, 949-718-1867,
tthai@newportbeachca.gov
a) Drawings shall be prepared by licensed design professional for 3-story building.
b) Provide emergency egress from basement. Doors shall be operable from
egress side without use of key or special knowledge.
c) 50 feet max travel distance from most remote point of roof deck to stair entry. d) Stairs winder treads shall be consistently shape.
e) Comply with Pool Safety requirement. Subject to plan check.
f) Shoring is required for project. Subject to plan check.

Please see conditions of approval from the Life Safety Services:
a) When architectural plans are submitted ensure that fire sprinklers are identified as a deferred submittal.

b) California Fire Code 903.2.8 – an automatic sprinkler system installed in
accordance with Section 903.3 shall be provided throughout all buildings with a Group R fire area.
c) California Fire Code 903.2.8.1 – an automatic sprinkler system installed in
accordance with Section 903.3.1.3 shall be permitted in Group R-3
occupancies.
d) California Fire Code 903.3.1 – automatic sprinkler system shall installed in one- and two-family dwellings; Group R-3 and townhouses shall be
permitted to be installed throughout in accordance with NFPA 13D as
amended in Chapter 80, Newport Beach Municipal Code and Newport
Beach Fire Guideline F.06.
