Notes:
1. A grading bond shall be required prior to grading or building
permit issuance. The bond shall be based on the total value
of excavation and grading work.
2. The geotechnical report was only generally reviewed. A
specific geotechnical review shall be conducted at the time
of building permit application (plan check).
3. Retaining walls shall be designed for seismic loads as per
the adopted codes.
4. A drainage and hydrology study shall be submitted at time of
building permit application (plan check).
5. Fire Sprinkler System shall be Type 13.
6. All dwelling units shall be accessible and adaptable for the
disabled.
7. New building shall be Type III construction minimum as it is
too tall for Type VA construction.

Preliminary Plan Review:
1. The building exceeds allowable building stories and area for Type V construction of R-2
occupancies. CBC Table 503.
2. 1-hour rated corridor is required for sprinklered R-2 building per Table 1018.1.
3. Building III and IV: verify travel distance to exit stairway is less than 250' from the most
remote point. Table 1016.2.
4. Provide wall assembly and floor/ceiling assemblies that meet 1-hour protection and noise
and impact insulation from surrounding units.
5. 2-hour shaft is required for the stairway.
6. Provide 2-hour elevator shaft connecting garage and residence floors above. CBC 3002.1
and 713.4.
7. Provide 1-hour elevator lobby (CBC 3007.7.2) and gurney size elevator. CBC 3002.4
8. Pool and spa shall be accessible.
9. Common area and leasing office shall be fully accessible. 1127A.1.
10. Amenity areas should be on an accessible path of travel.
11. Garage ceiling clearance shall be at least 8'-2" for van accessible cars. 1109A.8.1.
12. Cal Green codes: In mixed occupancy buildings, each portion of a building shall comply
with specific green code requirements.

Notes:
I. Proposed construction shall comply with definitions of' building

height and number of stories for type V construction. Buildings
looks too high for a type V.- A, may need to be type III
construction minimum.

construction limitations..
4. Shaft construction and continuity shall be in accordance with
section 713 of CSC 2013. Two hour fire -resistance -rated
construction is required for stairs and elevator shafts. One -hour
elevator lobby is required.
5. Buildings above the podium shall not be permitted to have
Group A occupancy use with more than 300 occupants.
6. Corridors in R-2 building equipped with fire sprinklers shall be
1-Hour fire -resistance -rated construction.
7. Travel distance to exit stairways shall be a maximum 250 from
most remote point in accordance with table 101G.2. Maximum
exit access travel distance with one exit is 125 feet.
8. All means of egress shall be accessible in accordance with
section 1003.1 of CBC 2013.
9. Walls separating dwelling units in the same building shall be
constructed as fire partitions in accordance with section 708.
Walls shall have sound transnrissiorr class (STC) in accordance
with section 1207.2 and green building code requirements.
/0. Horizontal assemblies separating dwelling units in the same
building shall be a minimum of 1-Hr fire -resistance -rated
construction in accordance with section 711.3. Floor ceiling
assemblies shall have sound transmission class (STC) in
accordance with section 1207.2 and green building code

requirements. All penetrations shall be protected per section
714.
11. Podium deck area occupants shall have an accessible route to
the street by ramps or elevators. Leasing office, pool and other
amenity areas shall be accessible to disabled persons.
ZZ.AIl building shall comply with current green building code
requirements including environmental comfort section 5.507.
13. Garage ceiling clearance shall be a minimum of 8'-2" for van
accessible cars.
14.AI1 construction assemblies, penetrations and joint details that
will be used on plans shall be tested and listed for applicable use.
