The land referred to in this report is situated in the State of California, County of Orange
and is described as follows:
PARCEL 1: Lots 7, 8, 9, 10, 11, 12 and 13 in Block 530 of Lancaster's
Addition to Newport Beach, in the City of Newport Beach, County of
Orange, State of California, as per map recorded in book 5, page 14 of
Miscellaneous Maps, in the office of;the County Recorder of said County.
PARCEL 2: The Northerly 77 feet.of Lots 14 to 21 inclusive, in Block
530 of Lancaster's Addition to Newport Beach, in the City of Newport
Beach, County of Orange, State of California, as per map recorded in
book 5, page 14 of Miscellaneous Maps, in the office of the County
Recorder of said County.
EXCEPT FROM that portion of Lot 14 herein described that part described
as follows:
Beginning at a point in the Easterly line of said Lot 14; said point of
beginning being tangent to a curve concave to the Southwest and having
a radius of 40 feet, said•curve also being tangent to a line 26 feet,
measured at right angles Northerly of and parallel to the Northerly line
of said Lot 14; thence Northerly along said curve to the intersection
with the Northerly line of said Lot 14; thence Easterly along said North-
erly line to the Northeasterly corner of said Lot 14; thence Southerly
along the Easterly line of said lot 14,to the point of beginning.
PARCEL 3: That portion of Thirty -Second Street, formerly Washington
Avenue, as per map of Lancaster's Addition to Newport Beach, in the
City of Newport Beach, County of Orange, State of California, as per map
recorded in book 5, page 14 of Miscellaneous Maps, in the office of the
County Recorder of said County, vacated March 13, 1950, by resolution
3774, of the City of Newport Beach adjoining Parcel 2 on the North and
more particularly described as follows:

Beginning at the Northwesterly corner of Lot 30, in Block 530 of
Lancaster's Addition to Newport Beach, as per map recorded in book
5, page 14 of Miscellaneous Maps, in the office of the County Recorder
of said County; thence Northerly along the Northerly prolongation of
the Westerly line of said Lot 30, a•distance of 11 feet to the begin-
ning of a curve concave to the Southeast, having a radius of 15 feet;
thence along said curve a distance of 23.56 feet through a central
angle of 90° to a point, said -point being in a line 26 feet, measured
at right angles Northerly of and parallel to the Northerly lines of •
Lots 30 and 14 inclusive of said Block 530; thence Easterly along said
parallel line to the beginning of a curve concave to the Southwest hav-
ing a radius of 40 feet, said curve also being tangent to the Easterly
line of lot 14 of said Block 530; thence along said curve to an inter-
section with the Northerly line of said Lot 14; thence Westerly along
the Northerly line of said Lots 14 to 30 inclusive to the Point of
Beginning.
EXCEPT THAT portion thereof lying Westerly of the Northerly prolongation
of the Westerly line of said Lot 21.
PARCEL 4: All that certain portion of the Southerly one-half of the 14
foot alley shown in Block 530 of Lancaster's Addition to Newport Beach,
in the City of Newport Beach, as per map recorded in book 5, page 14 of
Miscellaneous Maps, records of said County, bounded Easterly and Westerly
by the Northerly prolongations of the Easterly line of Lot 13 and the
Westerly line of Lot 7, respectively in said Block 530.
PARCEL 5: Lots 14 to 21 inclusive in Block 530 of Lancaster's• Addition
to Newport Beach, in the City .of Newport Beach, as per map recorded in
book 5, page 14 of Miscellaneous Maps, records of said County.
EXCEPTING THEREFROM the Northerly .77 feet.
N PARCEL 6: All that certain portion of the Northerly one-half of the 14
foot alley shown in Block 530 of Lancaster's Addition to Newport Beach,
in the City of Newport Beach, as per map recorded in book 5, page 14 of
Miscellaneous Maps, records of said County, bounded Easterly and Westerly
by the Southerly prolongations of the Easterly line of Lot 14 and the
Westerly line of Lot 21, respectively, in said Block 530.
NOTES Said land is described on the County Tax Assessment Roll for the
