The following information would seem pertinent with respect
to our application for a Negative Environmental Impact Dec-
laration:
1. Location: The proposed project is located in the
City of Newport Beach at 617 Lido Park Drive and is
known as the Lido Shores Motel.
2. Project Description: The development calls for the
demolition of an existing motel and the construction
of a 17,000 square foot + office building with on -
site parking together with required street improve-
ments to Lido Park Drive.
3. Purpose of Project: The project will remove a de-
teriorating facility and replace it with a new
building which will be in keeping with the general
upgrading of the "Cannery" area and which will help
unify the surrounding developments.
4. Environmental Impacts:
a. The Project is consistant with the City's Amended
General Plan and does not cause the relocation of any
people. Drainage patterns will not be altered nor
will the bulkhead, consequently, there should not be
any effect on the quality of the water in the Lido
Channel. There will be limited noise and congestion
during the construction period as a result 'of the
building activity. Neither marine life nor naviga-
tion will be affected by the development.

b. Attached is a copy of a traffic study which
covers that aspect of the project.
c. There will be no long-term irreversible or ir-
retrievable effects on the environment and no signi-
ficant short-term effects.
5. Basis for Negative Declaration: The project is not
in conflict with environmental plans nor the goals
of the community; it has a demonstrable positive
aesthetic effect. No rare species of animal or
plant life is affected. Neither air nor water
quality nor noise levels will be detrimentally
affected. The project will provide improved facil-
ities for users of the existing boat slips and. will
free existing street parking which is presently used
by the• motel.
