Tract 6152.T
Tract 6152, being a proposed subdivision of a
portion of Blocks 96 and 97, Irvine's Subdivi-
sion, consisting of 135'.7.acres divided into
•
388 single family residential lots and 1 private
recreational lot, located north of 5th Avenue,
and east of the prolongation of Marguerite
Avenue, Corona del Mar, and recommended
approval, subject to _.the following conditions:

1. That all improvements be constructed as

Workd Department.
2. That the boundary of the final tract
map be checked by the County Surveyor
before being submitted to the City for
approval.
3. That Section 9253.21 of the Subdivision
Ordinance regarding map scale be waived
provided maps drawn accurately to a
scale of 1" = 100' are furnished the
Public Works Department.
4. That:any construction affecting Harbor.
View Dam and the retarding basin be
approved-by the Orange County Flood
Control District.
5: That all grading be in accordance with
a grading plan and report approved by the
Public Works Director-and a qualified
Soils Engineer; Upon completion of the
grading, the Soils Engineer shall

certify that the grading has been com-
pleted according to the plan and the
Grading Ordinance. A reproducible
copy of the grading plan on a standard
size sheet shall be furnished to the
.Public Works Department.
6. That the water system be c- onnected to
the 2500 GPM Big Canyon Pump Station
with a line of 12" minimum diameter.
7. That capacity rights equal to one
maximum day's demand in San Joaquin
Reservoir be deeded to the City.
8. That the developer pay his share of
the cost of the Master Plan Zone III
water facilities.
9. That public utility easements be a
minimum of 10' wide.

10. That the development be limited to a
maximum pad elevation of 270 feet unless
standby electrical generating facilities
are provided for the water pumping
station, or unless a gravity Zone III
water supply is available.
11. That an agreement be entered into guar -
anteeing construction, at no cost to
the City, of Zone III gravity water
supply facilities - within four years of
recordation of�a: final , map, unless
other satisfactory means of financing
construction of the facilities are
available,
12. That an.18 inch diameter water line be
constructed by the developer extending
from the northwesterly corner of the
tract to the southeaste•rly.corner, and
that reimbursement of the costs.be pro -
vided for by agreement.
13. That the 18 inch water line be parallele
by local service lines so that no direct
service connections.to the 18 inch line
are needed.
14. That a future street extension south-
easterly.be shown between Lots 310 and
311.

15. That Marguerite be improved and dedicated
between 5th Avenue.and the Tract Boundary
16. That access rights to Marguerite be
dedicated.
1.7. That the requirement of Section 9254.13
for 7% maximum.grades be waived to permit
10 %_grades on Surfview Lane and Tiller.
