Drawdy Eugene Cich Helen Herrmann TENTATIVE 4MfS W Commission considered the .tentative map of Tract 6152.T Tract 6152, being a proposed subdivision of a portion of Blocks 96 and 97, Irvine's Subdivi- sion, consisting of 135'.7.acres divided into • 388 single family residential lots and 1 private recreational lot, located north of 5th Avenue, and east of the prolongation of Marguerite Avenue, Corona del Mar, and recommended approval, subject to _.the following conditions: Motion x Second x 1. That all improvements be constructed as All Ayes required by ordinance and the Public Workd Department. 2. That the boundary of the final tract map be checked by the County Surveyor before being submitted to the City for approval. 3. That Section 9253.21 of the Subdivision Ordinance regarding map scale be waived provided maps drawn accurately to a scale of 1" = 100' are furnished the Public Works Department. 4. That:any construction affecting Harbor. That capacity rights equal to one maximum day's demand in San Joaquin Reservoir be deeded to the City. 8. That the developer pay his share of the cost of the Master Plan Zone III water facilities. 9. That public utility easements be a minimum of 10' wide. . 10. That the development be limited to a maximum pad elevation of 270 feet unless standby electrical generating facilities are provided for the water pumping station, or unless a gravity Zone III water supply is available. 11. That an agreement be entered into guar - anteeing construction, at no cost to the City, of Zone III gravity water supply facilities - within four years of recordation of�a: final , map, unless other satisfactory means of financing construction of the facilities are available, 12. That an.18 inch diameter water line be constructed by the developer extending from the northwesterly corner of the tract to the southeaste•rly.corner, and that reimbursement of the costs.be pro - vided for by agreement. 13. That the 18 inch water line be parallele by local service lines so that no direct service connections.to the 18 inch line are needed. 14.
