7. Findings: The waiver of the side yard setback will in effect grant
her permission to put 2 additional units on this lot. Despite the
fact that this lot is in an R -4 Zone, the area is very congested
and the size of the lot does not warrant 3 units. The Committee feels
that with a lot of this size in a congested neighborhood set back re-
quirements should not be relaxed to permit the crowding of another
unit on a lot of this size.

6. Discussion: Letter from Mr. John W..W6= protesting this Variance.
7. Findings: Applicant is asking for extension into rear yard set back of
221 for second story of proposed rooms over garage. There is one overhang
in this block but not near this property. One of the adjoining neighbors
is protesting. The building already on this lot has a side yard set
back of 18 inches instead of the required 3 feet on the north side of lot.
Due to the fact that the existing building does not comply with required
set backs and there is a protest and no hardship evident, denial is re-
commended.

7. Findings: This is one of the older houses in the community and is the
only one in the block that has not observed the required 20' set back.
We are advised that, although the rooms may be small, the house now con-
tains two bedrooms in addition to other usual room space, and we are not

certain that any hardship now exists. The Committee feels that #282

On motion of Comm. Keene, 2nd by Comm. Reed and carried, it is recom-
mended to the City Council that the submittance of a Final Map on this

Letter from Delaney Bros. Sea Food, dated March 5, 1956, for electric sign
to be located on City property, was read to the Commission. The Commission
discussed the matter and suggested that Delaney Bros. apply for a Use Permit
if a desire to erect sign.
Business at hand being declared completed, the Commission meeting was
adjourned on motion of Comm. Copelin, seconded by Comm. Rudd, and carried.
