Applicant requests permission to have a Planned Resi-
dential Development consisting of 49.9 acres divided
into 195 R -3 -B and R- 4- B -2 -UL lots.
Revised Use Permit No. 971 was approved as submitted

Tract 5425
The final map of Tract 5425, being a proposed subdivi-
sion of a Portion of Block 56, Irvine's Subdivision,
consisting of 19.19 acres divided into 19 R -3 -B lots
located in the East Bluff area was recommended to the
City Council for approval, subject to the following
conditions:

1. That all improvements be constructed as re-

quired by Ordinance and the Public. Works
Department.
2. That the following Sections of the Subdivision
Ordinance be waived and the changes approved
as noted:
A. (Section 9255.24) Sidewalks not be
required along Jamboree Road.
B. (Section 9255.28) Street lighting not
be required along Jamboree Road.
3. That direct vehicular access rights from Lots
1, 2 and 3 to Jamboree Road be dedicated to the
City by separate document.
4. That the westerly portion of Domingo Drive
between Lot 10 and Mar Vista Drive be dedicated
and improved.
5. That a public Utility Easement be dedicated
southerly of Lot 3.
6. That a Public Utility Easement be dedicated

for the existing sexier westerly of Tract
boundary and that satisfactory easements be
provided to sewer Lots 5 through 8.
7. That the easement across Lot 19 be deleted
and Lots 1 and 2 be severed to Jamboree Road.
Tract 5435
The final map of Tract 5435, being a proposed subdivi-
sion of a Portion of Block 52, Irvine's Subdivision,
consisting of 24.28 acres divided into 127 lots located
in the East Bluff area was recommended to the City
Council for approval, subject to the following conditioks.
1. That all improvements be constructed as required

2. That the following Sections of the Subdivision
Ordinance be waived and the changed approved
as noted;
A. (Section 9253.21) The final map may

be drawn to a scale larger than 1" a 100'
provided a map drawn accurately to,a
scale of 1" r 100' is furnished to the
Public Works Department.
B. (Section 9255.24) Lots not be required
to abut on a street provided proper
access is furnished.
3. That the Westerly side of Mar Vista Drive
adjacent to tract entrance be improved and
dedicated.
4. That satisfactory easements be reserved as
required over portions of private drives and
commons area.
5. That all grading be in accordance with a
grading plan and report approved by the
Public Works Director and a qualified Soils
Engineer. upon completion of the grading,
the Soils Engineer shall certify that the
grading has been completed according to the
Plan and will not endanger any property.
6. Suggested to the developer that he coordinate

the landscaping plans with the Parks, Beaches
and Recreation Director.

On motion of Commissioner Clark, seconded by Commissioner
Curtis, and carried, the meeting was adjourned.
