TE,J61ATIVE MAPS The Commission considered the tentative map TR T b$� of Tract 6385 consisting of 20.7 'acres divided into 51 residential lots and 3 common area lots,.to be developed as single family resi- dences in the R -3 -13 District.loc ted south of San Joaquin Hills Road, between Oro'Wn Drive No th and future MacArthur Boulevard was recommended to the City Council for approval, subject to the following conditions: Motion x Second x 1. That.all improvements be constructed All Ayes. as required by ordinance and the Public Works Department. 2. That the boundary of the final tract map.be checked by the County Surveyor before being submitted to the City for approval. 3. That Section 19:16.030 of the Subdivi- sion Ordinance regarding map scale be waived provided maps drawn accurately to a scale of 1" = 100' are furnished the Public Works Department.. 4. A reproducible copy of the grading plan on a standard size sheet shall be fur- nished to the Public Works Department: 5. That public utility easements be at least 10` wide. 6. That vehicular access rights to future Mac Arthur Boulevard, San Joaquin Hills Road, Crown Drive North, and the first block of the entrance street be dedi- cated to the City. 1 7. That the street width requirements of Section 19.20.040 of the Subdivision Ordinance be waived for the interior' streets, and the widths approved as. shown on the tentative map. • 8. That an underground storm.drain be constructed in the westerly portion of the tract to connect to the existing storm drain system in Tradt No. 6113. 9. That an. improved pilot channel be con- structed through Lot B to handle low flows. 10. That an easement be granted to enable the City to deposit storm wat.er'onto Lot B. The easement will provide that the owner and /or lessee will maintain the open channel area through Lot B. Access shall be provided to the outlet structure at the end of the pipe at: the easterly end of Lot B. 11. That.the overhead electrical trans - mission lines be moved to a location compatible with the new development. 12. That the final design of the storm drain, water', and sewer systems.be as approved by the Public.Works Department, including revisions to the systems shown on the tentative map as necessary. 13. CITY OF NEWPORT BEACH COMMISSIONERS TD 9n IQC7 provements in San Joaquin Hills Road be waived. 14: That the improvement of future MacArthur Boulevard be deferred until traffic needs exist, as determined by the City; that a separate long term agreement be provided to guarantee construction at no cost to the City of the developer's share of the improvements, in accordant with the.policy on financing capital improvements (grading, drainage, side - walk,.curb.and gutter, and 18 feet of A.C. paving); and that.the agreement provide for dedication of one half of the total right -of -way at no cost to the City.when the improvement is needed. 15. That the grading at the street inter- sections be modified as required to provide adequate sight distance. • 16, That the requirement of sidewalks.on the slope side of the streets be waived except on Lighthouse Circle, as shown on the tentative map. 17. That a standard crown section bg pro - vided in Lighthouse Lane adjacent to Mac Arthur Boulevard. 18. That the cul -de -sac at the end of Lighthouse Circle have a minimum 35 ft. curb line radius.
