DENIED Location: Lot 12, Block 12, Tract 27, locat d at northwest corner of Santa Ana Avenue and Beacon Street, 3000 Beacon Street and 401 Santa Ana Avenue. Zone:, R -2 Applicants: Rudolph C. Choy and Albert Willia Newport Beach Owners: Same as applicants Mr. William was present at the meeting and addressed the Commission regarding this applic - tion. The Assistant City Attorney advised the Commis sion that the applicants' Mr. Choy and Mr. • William were not implicated in the illegal lot split and further, that approval of the subjec application would have no bearing on the City' action against Mr. Franken who perpetrated the illegal act. Item 2. MASTER The Commission considered Master Plan Amendmen PTA No. 22 which proposes to show the alignment of AMENDMENT Newport Freeway west of Superior Avenue rather than along Newport Boulevard. .__2_T_ APPROVED The Planning Director and City Engineer addressed the Commission regarding this proposed amendment. After discussion,.the Commission adopted Motion x Resolution No. 721 recommending to the City Second x • Council that the Master Street and Highway Plan be amended to designate the future loca- All Aye tion of the Newport Freeway along an alignment running generally westerly of Superior Avenue and that Newport Boulevard be retained on the plan with the designation of a "Major Street ". Item 3, MASTER The Commission considered Master Plan Amendmen FL— No. 23 which proposes to add 32nd Street between A- ENDMENT Newport Boulevard and Lafayette Avenue and als between Balboa Boulevard and Seashore Drive as 1N_3— a secondary highway; also,.Seashore Drive APPROVED between 32nd and 33rd Streets is proposed to be extended as a local street. The Planning Director addressed the Commission regarding this amendment. Mr. Louis A. Kaufman of 112 - 32nd Street inquired as to whether this was a precise alignment. Mr. Nolan, City Engineer, stated that it was not but that the Public Works Department would like to resolve this problem as soon as possible and hoped to have it fixed • precisely within a year. Item 4. USE PERMI Request for construction of an additional lube bay at an existing service station and to re- place existing sign. ADDITIONAI BUSINESS Mr. Robert L. Seiling of 504 - 35th Street,. Newport Beach requested an interpretation of the term "mezzanine" and was advised that there was no such term in the zoning ordinance and, therefore, if the area designated as a. "mezzanine" is above another floor,.it consti- tutes a "story ". Page 6.
