Smith, Inc., consisting.of 20.940 acres T ct 6385 divided into 51 lots, located south of San Joaquin Hills Road, between Crown Drive North and future Mac Arthur Boulevard was recommend d to the City Council for approval,.subject to the following,conditions: . 1. All Building and Fire Depart- ment requirements shall be complied with in the plans prior to the issuance of a building permit. 5. A complete one -hour fire- resistive separation must be provided between the first floor classrooms and the upper floor residential use. Existing plaster on wood lath is not acceptable for this separation. Complete details regarding this separation will be re- quired for the necessary building, permit. • 6. The north side (alley) of the building on the first floor must have approved fire doors and fire windows installed in all openings. Existing doors and windows are not acceptable. 7. Any classroom with an area of more than 400 sq.ft. must have two exits located at least 1/5 the perimeter of the room apart (measured in a straight line). Such rooms also must have the exit door swing in the direction of exit travel. 8. The applicant's to negotiate a new contract with the City to supply not less than 70 parking spaces on the adjacent City lot. 9: There shall be no simultaneous use of the site and buildings for school and hotel and /or apartment uses. All conditions required on Use Permit 1215 shall remain in effect. 3. A landscaping plan prepared by a land- scape architect or designer shall be submitted for approval by the Planning Director which shows the size and type of plant material that will be installed on the east, south and west sides of the parking lot, the spacing of plants and the irrigation system. Such plan shall be submitted to the Planning Director by Aug. 1, 1967 and all landscaping and irrigation system shall be installed within 2 weeks of his approval of the plans. 4. All landscaping shall be maintained in good condition and all plants which may die shall be promptly replaced as long • as the parking lot.is in use.
