Higson dated July 16, 1963 requesting that the setback from the bay front property line on Lot B of Block 219, Section A, Newport Beach Tract, located at 20th Street and the Bay Front, be re- established to a distance of 5' Motion x and recommended that the letter be filed. Second x All Ayes 2. The Commission considered the request of Harry E. Coates dated July 19, 1963, for an extension of Use Permit • No. 917 which permits a temporary test assembly structur on 50' x 50' of Lot 913, immediately to the rear of Lou 25, located at 846 Production Place, Newport Beach, California, and recommended that subject use permit be Motion a extended for a period of one year. Second x All Ayes 3. The Commission considered a letter dated July 29, 1963, signed by Roy J. Ward, requesting relief from off- street parking standards on Lots 16, 17 and 18, Tract 1092, located at the corner of Bedford Lane and Rutland Road, Newport Beach, California and recommended that subject Motion x letter be filed. Consideration of building plans submitted by Dr. Ballantine requesting permission to have a greenhouse (accessory building) on the front one -half of lot at 119 Shorecliff Drive, Corona del Mar, was recommended Motion x for approval in accordance with plot plan submitted. Planning Commission Amendment No. 170 which would author • ize delegation of authority to the Planning Director to render decisions on certain classes of Use Permits and Variances was set for public hearing on August 15, 1963, at 8.00 P.M., in the City Council Chambers. Planning Commission Amendment No. 171 which would amend Section 9105.8 of Planning and Zoning Regulations per- taining to non - conforming buildings was set for public hearing on August 15, 1963, at 8:00 P.M., in the City Motion x Council Chambers. Planning Commission Amendment No. 169 which proposes to rezone a portion of certain properties located at 207 through 311 Carnation Avenue, Corona del Mar, from an R -2 to an R -3 District was set for public hearing on August 15, 1963, at 8:00 P.M., in the City Council Motion x Chambers. Second x I All Ayes 4. I The Commission reviewed a request of the Public Works Director as to whether SeaGull Lane should be extended to 16th Street. The Commission determined that connection with 16th Motion x, Street was necessary for desirable traffic in this area Second x and recommended that Sea Gull Lane be extended. All Ayes ATIVS 14&PS Tract 3975 The tentative map of Tract 3975, being a proposed sub- division of 5.58 acres divided into 21 lots and located easterly of Irvine Avenue and north of Highland Drive in the Back Bay area was recommended to the City Council for approval, subject to the following conditions: 1. That all electrical and telephone utilities Motion x be installed underground. Second x All Ayes 2. That street tree planting be installed in accordance with policies established by the Parks, Beaches and Recreation Department. 3. That subdivision be rezoned from an Unclassified to an R -1 -B District.
