Warner Helen Herrmann MINUTES The Minutes of the meeting of July 18, 1968 were approved on motion of Commissioner Clemence, seconded by Commissioner Dosh, and carried. Mr. Olsen was present at the meeting. All Ayes TENTATIVE TRACTS The Commission considered the tentative map of Tract 6689 being a proposed subdivision of TRACT 6689 2.5± acres divided into 7 residential.lots located south of 23rd Street and west of Irvine Avenue. Mr. Hugh Halderman of 1833 E. 17th Street, Santa Ana and Mr. Richard Eddy of 4540 Campus Drive represented the applicant. Mr. Jack A. Graves of 2316 Private Road, Mrs. Graves of the same address, Mr. James Warren of. 2501 Vista Baya and Mr. Ernest Crane of. 2401 Via Marina addressed the Commission re- garding the subject tract. After a considerable discussion, the Commission recommended approval subject to the following Motion x conditions: Second x All Ayes 1. That all improvements be constructed as required by ordinance and the Public Works Department. 2. That the boundary of the final tract map be checked by the County Surveyor before being submitted to the City for approval. 3. That the portion of Section 19:16.030 of the Subdivision Ordinance pertain- ing to map scale be wai.ved provided maps drawn accurately to a scale of 1" = 100' are furnished the Public Works Department. 4. That all grading be in accordance with a grading plan approved by the Public Works Director and a qualified Soils Engineer. That vehicular access rights on Irvine Avenue -be dedicated to the City. 8. That the location of the connection of the private access easement to the cul -de -sac be subject to approval by the Public Works Department. 9. The proposed 20 foot private access . easement shall be permanent and shall be in a form approved by the City Attorney. 10. That provisions for handling water from the existing spring be approved by a. qua.lified geolog.ist and be subject to approval by the Public Works Department. 11. That the existing storm drain at the Westerly corner of the tract be extended and tied .into.the storm drain in Irvine Avenue, the details to be sub- ject to the approval of the Public Works Department. 12. A plan of stabilization, landscaping and irrigation.of the slope banks shall be approved by the Planning Director. 13. So..of 23rd Street A -249 and West of Irvine APPROVED Avenue Lots 1 thru 7 Tract 6689 Zone Unclassified Applicant requests approval to rezone the sub- ject property from an Unclassified District to an R -1 District. Mr. Hugh Halderman and Mr. Richard Eddy repre- sented the applicant. After a discussion, the Commission recommended Motion x that the property be rezoned to an R -1 -B Second x District. All Ayes FINAL MAP The Commission considered the final map of Tract 6634 being a- proposed subdivision of TRACT 663z • 41.59 acres divided into 130 lots for single family homes and one green area lot located in the Harbor View Hills area and recommended approval, subject to the following condition: Motion x Second x 1. All conditions of approval of the All Ayes revised tentative map of Tract 6152 shall be completed. AMENDMENT The Commission considered Amendment No. 245 A -245 which proposes to add Sections to the Newport APPROVED Beach Municipal Code creating a Modification Committee. The proposed ordinance with minor changes was approved and recommended to the Motion x City Council for approval. Second x All Ayes AMENDMENT The Commission considered Amendment No. 248 A -248 which proposes to amend Districtin Map No. 30 APPROVED in order to establish a twenty (203 foot rear yard setback on a Portion of Blocks 5 and 51 of Irvine's Subdivision and a portion of Lot Y Tract 706 located at 2222 University Drive and Motion x recommended approval to the City.Council. Second x All Ayes ADDITIONA1 BUSINESS A letter was read to the Commission from Mr; Phil Lansdale indicating his intent to appeal the conditions upon which his application, Variance No. 949, was approved by the Commission.
