COMMISSIONERS rracm- ouac:rr - uamuara ROLL CALL Commissioners Present: Higbie, Jakosky, Rea, Clark, Clemence, Copelin, Downing, Autry Commissioners Absent: Picker �Pe�eyk+t *� kietleirMe�Y+F:lr�k�F TENTATIVE Aim FINAL MAPS Tract 4003 The tentative and final maps of Tract 4003, being a proposed subdivision of Lot 1, Tract 3283 consisting of 28.7 plus acres divided into 108 residential lots and located west of Bayside Drive in the vicinity of Coast Highway 101 (Linda Isle) were recommended to the City Council for approval, subject to the following conditions: 1. That all improvements be constructed as required by Ordinance and the Public Works Department except.those improvements specifically waived by the City Council. 2. That Section 9253.21 of the Subdivision Ordinance be waived which requires that the final map be drawn to a scale of 1" a 100'. • 3. That Section 9254.14 of the Subdivision Ordinance be waived which establishes minim design requirements for streets. The streets in Tract 4003 are to be private streets and are not to be dedicated for public use. 4. Grant to the City satisfactory utility ease- ments for water and sewer purposes. 5. That street names be approved as shown on the final map. 6. That Lot "B" be reserved by the Irvine Company. 7. That the entire tract be zoned R -1. 8. That Section 9254.4 pertaining to minimum lot sizes be waived. The Planning Commission, in approving the tract map, expressed concern about the accumulation of debris in the channel area and suggested that some study be made to arrive at a solution which would eliminate this undesirable situation. • Tentative Map Motion x Second x All Ayes Final Map Motion x Second x All Ayes Page 1. CITY OF NEWPORT BEACH COMMISSIONERS w Nrtovkaol m R� A Tract 4705 The tentative and final maps of Tract 4705, being a proposed subdivision of a Portion of Block 56, Irvine's Subdivision, consisting of 41.03 acres divided into 124 residential lots and located in the Eastblaff area, were recommended to the City Council for approval, subject to the following conditions: 1. That all improvements be constructed as re- quired by Ordinance and the public Works Department. 2. That the following numbered Sections of the Subdivision Ordinance be waived and the changes be approved as noted: A. (Section 9253.21) The final map be drawn to a scale larger than 1" . 100' provided a map drawn accurately to a scale of 1" = 100' is furnished the Public Works Department. B. (Section 9254.14) Minimum street right of way and pavement widths be reduced as . shown on the final map. C. (Section 9254.13F) Maximum street grade be increased from 7 percent to 10 percent. D. (Section 9255.24) Sidewalks not be re- quired along Jamboree Road. 3. That all grading be in accordance with a grading plan and report approved by the Public Works .Director and a qualified Soils Engineer. Upon completion of the grading, the Soils Engineer shall certify that the grading has been com- pleted according to the plan and will not en- danger any property. 4. That all improvements be constructed as required by Ordinance and the Public Works Department. 2. That the following numbered Sections of the Subdivision Ordinance be waived and the changes be approved as noted: A.
