AMENDME NO, 299 existing stations would become nonconforming .which CONTINUE Acting Community Development Director Hewicker, TO brought the Commission up -to- date -on this matter UM 7 and presented them with changes which were recom -, . mended by representatives of Newport.Beach service stations, Western Oil and Gas Association and Jack Barnett; Executive ,Manager of Newport.Harbor Chamber, of Commerce. The changes were reviewed and discussed in.detail. The following persons appeared before the.Planning Commission in connection with these changes: Tom Sharp, Union Oil Dealer, Corona del Mar, believes the entire ordinance is too stricto Joel Stransky, Western Oil.and Gas Association, commented on tire disp .lay.regulations,..accessory buildings, landscaping and signs> Mr. Massey, Shell Oil, Company, concurred with Mr. Sharp and also commented on rear entra.nce.lube.bay e. Kenny Lockhart, Mobil Station at Bays.ide Drive and Coast Highway commented on landscaping stating tha it was beautiful but not realistic. George Perlin, Arco Station on Balboa stated that the ordinance as drafted is impossible to live wit and should be rejected,until further..studies are made. X Following discussion, Amendment No. 299 was con- tinued to October 7, 1971, in order that the proposed ordinance-could be re- written to incorporate the new changes as.discussed. Herb, Brownell. Harold Brownell appeared before the Planning Commission on behalf of his brother, Herb Brownell and stated that if_any improvements would have to be constructed at this time, it would block the sale of the property. City Engineer Nolan commented.on access.to the property and answered questions of the Commission regarding this matter. The possibility of waiving the on -site parking requirement until . such time as the garage may have legal access was discussed. Pat -O'Connor, Applicant, appeared before the Commission and stated that the lot should not be developed in any way without the on -site parking. requirement. Goldie Joseph appeared before the Planning Commis-,, Sion in opposition of this application because of the setbacks and abandoning the public walkway.
