Council Chambers COMMISSIONERS ROLL CALL MINUTES TENTATIVE MAPS Commissioners Present. Dosh, Jakosky, Curtis, Clemence, Downing Commissioners Absent. Clark, Autry, Copelin, Rea Minutes of the regular meeting on September 17, 1964 were approved on the motion of Commissioner Jakosky, seconded by Commissioner Curtis, and carried �"e#-fe�ri'r *rx *,tx *� *ter *t The tentative map of Tract 5783, being a proposed Tract 5783 subdivision of a Portion of Lot 169, Block 2 of Irvine' Subdivision consisting of 3.90 acres divided into 20 R -3 lots located on the southwest corner of Dana and Flagship Road, Newport Beach was held over until Motion x November 5, 1964 and referred to the Subdivision Second Committee for further study. All Ayes FINAL MAPS Tract 5740 The final map of Tract 5740, being.a proposed subdivi- sion of a Portion of Block 52, Irvine's Subdivision consisting of 15.42 acres divided into 76 lots of a Planned Residential Development located in the Eastbluf area was recommended to the City Council for approval, subject to the following conditions: Motion x Second x 1. That all improvements be constructed as All Ayes required by Ordinance and the Public Works Department. 2. That Section 9253.21 of the Subdivision Ordinance regarding map scale be waived provided maps drawn accurately to a scale of 1" ® 100' are furnished the Public Works Department. 3. That Section 9254.36 of the Subdivision Ordinance requiring that lots abut on a street be waived in accordance with the pro- visions of Section 9256.12 provided adequate access is furnished. 4. That Section 9254.31 of the Subdivision Ordinance regarding size and shape of lots be waived in accordance with the provisions • of Section 9256.12. 5. That all grading be in accordance with a grading plan and report approved by the Public Works Director and a qualified Soils Engineer. Upon completion of the grading the Soils Engineer shall certify that the grading has been completed according to the plan and will not endanger any property. A repro- ducible copy of the grading plan on a standard size sheet shall be furnished to the Public Works Department. 7. That the design of the proposed private streets be approved by the Public Works Department. 8. That construction of the proposed private streets be inspected by the Public Works Department and that a standard inspection fee be paid; or, that construction be inspected and certified by the Developer's engineer. Tract 5741 The final map of Tract 5741, being a proposed subdivi- sion of a Portion of Block 52, Irvine's Subdivision consisting of 8.54 acres divided into 43 lots of a Planned Residential Development located in the Eastbluff area was recommended to the City Council for approval, subject to the following conditions: Motion x Second x 1. The staff was complimented on the preparation of the Annual Report 1963 -64 and the Commission recommended that it be forwarded to the City Council. Motion x Second x COMMUNICATIONS The Commission considered the request of Gregor Seton All Ayes 1. for an extension of Use Permit No. 987 which permits on -sale beer and wine at 311'k Marine Avenue, Balboa Motion x Island, and granted an extension for a period of 2 years Second x All Ayes 2. The Commission considered the request of Eugene C. Boero • Manager Plying Butler Restaurant, for an extension of Use Permit 989 which permits on -sale beer and wine at 3101 Newport Blvd., Newport Beach and granted an Motion x extension for a period of 2 years. Second x All Ayes 3. The Commission considered the request of George J. Gayno for an extension of Use Permit No. 988 which permits the sale of alcoholic beverages at 4507 West Coast Highway, Newport Beach, and granted an extension for a period of 2 years. Motion x Second x 4. The Commission considered the request of Lorraine A. All Ayes Croft for an extension of Use Permit No. 897 which permits poodle grooming at 128 Agate Street, Balboa Island and granted an extension for a period of 2 years. Motion x Second x 4. Presented to the Commission was an appeal filed by All Ayes Lester E. Kephart regarding denial of a building permit application for alteration to property located at 326 '1V Street, Balboa, California. The Commission sustained the staff's denial of the Motion x application on the basis that the alteration represents Second x an encroachment into the front and side yard setbacks. All Ayes On motion of Commissioner Curtis, seconded by Commis- sioner Downing, and carried, the meeting was adjourned until November 5, 1964 at 8.00 P.M. in the City Council Chambers.
