ORDINANCE NO. 795
AN ORDINANCE CHANGING
THE ZONING OF CERTAIN
REAL PROPERTY IN THE
CITY OF NEWPORT BEACH
The city council of the city of
Newport Beach does ordain as
follows:
SECTION 1: That Section 9102.2
of Article IX of the Municipal
Code of the city of Newport
Beach is hereby amended as fol-
lows:
That a portion of Newport
Beach sleights Tract described
as follows:
Beginning at the point in the
boundary line of the city of New.
port Beach, said point being the
Intersection of the southwesterly
prolongation of the southeasterly
line of Tustin Avenue, 60 feet in
width and the center line of 15th
street, 60 feet in width as shown
upon a map of Newport Heights,
recorded in Miscellaneous Maps,
book 4, page 83 of Records of
Orange County, California;
thence northeasterly along the
southeasterly line of Tustin Av-
enue to an intersection with the
southwesterly line of 16th street,
60 feet in width, as shown upon
said map of Newport Heights;
thence southeasterly along the
said southwesterly line of 16th
Street and its southeasterly pro.
longation to its intersection with
the southeasterly line of Irvine
Avenue, 60 feet in width, as
shown upon said map of New.
port Heights, said point of inter-
section being an angle point in
the boundary line of the city of
Newport Beach; thence south-
westerly along said southeast-
erly line of Irvine Avenue and its
southwesterly prolongation and
along said city boundary line to
its intersection with the center
line of the aforementioned 15th
street; thence northwesterly
along the said center line of 15th
street and along said city boun-
dary line to its intersection with
the southwesterly prolongation
of the southeasterly line of Tract
1583, as shown upon a map re-
corded in Miscellaneous Map
Book 46, Page 46 of Records of
said Orange County, California;
thence northeasterly along said
southwesterly prolongation and
along said southeasterly line of
said Tract No. 1583, and along
said city boundary line to the
most easterly corner of said Tract
No. 1583; thence northwesterly
along the northeasterly line of
said tract and along said city
boundary line to the most north-
erly corner of said tract; thence
southwesterly along the north.
westerly line of said tract and

Its southwesterly prolongation
and along said city boundary
line to its intersection with the
center line of the aforementioned
15th street; thence northwesterly
along said center line and along
said city boundary line to the
point of beginning, and as shown
on the District Map attached to
Ordinance No. 635 and referred
to in Section 9102.2 of said Mu-
nicipal Code, and made a part
thereof be, and it is hereby, re-
zoned from a U District to an
R -1 District.
EXCEPTING therefrom the fol.
lowing described property:
All of lot 47 and the north-
westerly 240 feet of the north.
easterly 80 feet of lot 37, as
shown upon a map of Newport
Heights in Miscellaneous Map
Book 4, page 83, Records of Or-
ange County, California, which
shall remain in a U District.
SECTION 2: That said property
as hereinabove described shall
have front yard set backs of a
minimum of 30 feet and a maxi-
mum of 40 feet.
SECTION 3: That the city engi.
neer of the city of Newport Beach
is hereby instructed and directed
to change the above District Map
so as to show the zoning changes
described in Section 1 hereof,
and as said District Map shall
have been so amended, the same
shall remain in full force and ef-
fect and be a part of Ordinance
No. 635 of the city of Newport
Beach and Section 9102.2 of the
Municipal Code of the city of
Newport Beach.
SECTION 4: This ordinance
shall be published at least once
In the Newport Harbor Ensign,
a newspaper of general circula-
tion, printed and published and
circulated in the city of Newport
Beach and the same shall be in
force and effect 30 days after
this passage.
The above and foregoing ordi-
nance was introduced at a regu-
lar meeting of the city council
of the city of Newport Beach
held on the 23rd day of July,
1956, and was finally passed and
adopted on the 13th day of Au-
gust, 1956, by the following vote,
to -wit:
AYES, COUNCILMEN: Hart,
Wilder, MacKay, Stoddard, Rid -
derhof, Hill.
NOES, COUNCILMEN: None.
ABSENT COUNCILMEN: Hig-
bie.
