ORDINANCE N0, 1234
AN ORDINANCE OF THE CITY OF NEWPORT BEACH REZONING
PROPERTY,ESTABLISHING SETBACK LINES, AND AMENDING
• DISTRICT MAP N0, 12
The City Council of the City of Newport Beach does
ordain as follows:
SECTION to The following described real property in
the City of Newport Beach, County of Orange, State of California,
to wit;
The northerly one -half of that portion of Fractional
section two (2), Township Seven (7) South, Range Ten
(10) West, S.B.B. & Ma, lying between a line lying
parallel to, easterly of, and distant 200 feet from
the Westerly line of Lot 9, Block 22, of Eastside
addition of Balboa Tract, recorded in Miscellaneous
Maps, Book 4, Page 20, records of said Orange County
and the Southerly prolongation of the Westerly Line
of Said Lot 9, and the Westerly Line of Block A,
Tract No. 518, recorded in Miscellaneous Maps, Book
17, Page 35, records of said Orange County, and be-
tween the Easterly prolongation of the Northerly line
of said Lot 9 and a line lying parallel to, Southerly
of, and distant 215 Feet from the Easterly prolonga-
tion of the Northerly line of said Lot 9,
as shown on District Map No, 12 referred to in Section 20,06,030 of
the Newport Beach Municipal Code and made a part of Title 20 of said
Code, is hereby rezoned from an R -3 District to an R -2 District, and
said District Map No. 12 is hereby amended to show this zoning change.
SECTION 2, The following described real property in
the City of Newport Beach, County of Orange, State of California,
to wit;
The southerly one -half of that portion of Fractional
section two (2), Township Seven (7) South, Range Ten
(10) West, S.B.B. & M., lying between a line lying
parallel to, easterly of, and distant 200 feet from
the Westerly line of Lot 9, Block 22, of Eastside
addition of Balboa Tract, recorded in Miscellaneous
Maps, Book 4, Page 20, records of said Orange County
and the Southerly prolongation of the Westerly Line
of Said Lot 98 and the Westerly Line of Block A,
Tract Noe 518, recorded in Miscellaneous Maps, Book
17, Page 35, records of said Orange County,and be-
tween the Easterly prolongation of the Northerly line
. of said Lot 9 and a line lying parallel to, Southerly
of, and distant 215 Feet from the Easterly prolonga-
tion of the Northerly line of said Lot 9,
as shown on District Map Noe 12 referred to in Section 20.06.030 of
the Newport Beach Municipal Code and made a part of Title 20 of said
Code, is hereby rezoned from an R -3 District to an R -1 District, and
said District Map No. 12 is hereby amended to show this zoning change.

hereby established for the hereinafter described real property in
the City of Newport Beach, County of Orange, State of California,
as follows-
The building setback lines for the northerly one -half
of that portion of Fractional section two (2), Town-
ship Seven (7) South, Range Ten (10) West, S.B.B. & Me,
lying between a line lying parallel to, easterly of,
and distant 200 feet from the Westerly line of Lot 9,
Block 22, of Eastside addition of Balboa Tract, re-
corded in Miscellaneous Maps, Book 4, Page 20, records
of said Orange County and the Southerly prolongation
of the Westerly Line of Said Lot 9, and the Westerly
Line of Block A. Tract No. 518, recorded in Miscella-
neous Maps, Book 17, Page 35, records of said Orange
County, and between the Easterly prolongation of the
Northerly line of said Lot 9 and a line lying parallel
tog Southerly of, and distant 215 Feet from the East-
erly prolongation of the Northerly line of said Lot
9, shall be five feet (5 °) from Balboa Boulevard and
zero feet (0') from F Street,
The building setback lines for the southerly one -half
of that portion of Fractional section two (2), Town-
ship Seven (7) South, Range Ten (10) West, S.B.B. & Me,
lying between a line lying parallel to, e- asterly of,
and distant 200 feet from the Westerly line of Lot 9,
Block 22, of Eastside addition of Balboa Tract, re-
corded in Miscellaneous Maps, Book 4, Page 20, records
of said Orange County and the Southerly prolongation
of the Westerly Line of Said Lot 9, and the Westerly
Line of Block A, Tract Noe 518, recorded in Miscella-
neous Maps, Book 17, Page 35, records of said Orange
County, and between the Easterly prolongation of the
Northerly line of said Lot 9 and a line lying parallel
to, Southerly of, and distant 215 Feet from the East-
erly prolongation of the Northerly line of said Lot
9, shall be ten feet (10B) from the southerly property
line of said property and zero feet (0 °) from F Street.
SECTION 4. The Planning Director of the City of Newport
Beach is hereby instructed and directed to change District Map No.
12 so as to show the zoning changes described in Sections 1 and
2 hereof and the building setback lines established in Section 3
hereof, and, as said District Map shall have been so amended, the
same shall remain in full force and effect and be a part of Title
20 of the Newport Beach Municipal Code.

SECTION 5. This ordinance shall be published once in
the official newspaper of the City, and the same shall be effec-
tive 30 days after the date of its adoption.
This ordinance was introduced at a regular meeting of
the City Council of the City of Newport Beach held on the 23rd
day of October , 1967, and was adopted on the 11th day
of December , 1967, by the following vote, to wito
