ORDINANCE NO. 1246
AN ORDINANCE OF THE CITY OF NEWPORT BEACH
ADOPTING DISTRICT MAPS NOS. 53, 55, 56 AND
57 AND PREZONING UNINCORPORATED TERRITORY
ADJACENT TO THE CITY OF NEWPORT BEACH IN
THE EVENT OF SUBSEQUENT ANNEXATION
The City Council of the City of Newport Beach does
ordain as follows:
SECTION 1. The map designated DISTRICTING MAP CITY
OF NEWPORT BEACH CALIFORNIA is hereby amended by adding thereto
Maps Nos. 53, 55, 56 and 57, three copies of each of which are
on file in the office of the City Clerk, which maps are hereby
adopted by reference pursuant to Section 415 of the Charter and
are made a part of Title 20 of the Newport Beach Municipal Code
in accordance with Section 20.06.030 thereof.
SECTION 2. The following described real property
which is unincorporated territory adjoining the City of Newport
Beach, County of Orange, State of California, to wit:
• That portion of Blocks 91 and 92 of Irvine's Subdivision,
in the County of Orange, State of California, as shown on
a map filed in Book 1, page 88 of Miscellaneous Record
Maps in the office of the County Recorder of said County,
described as follows:
Commencing at the most Northerly corner of said Block 92;
thence South 400 36' 54" West along the Northwesterly line of
said Block 1356.30 feet-to the center line of MacArthur Boule-
vard, 100.00 feet in width, as described in a deed recorded in
Book 1047, page 557 of Official Records of said County; thence
South 11° 47° 55" East along said center line 416.15 feet;
thence South 83° 26' 31" East leaving said center line 52.68
feet to the Easterly right of way line of said MacArthur Boule-
vard and a point in the boundary of the City of Newport Beach as
established by Ordinance Number 999, said point being the True
Point of Beginning; thence South 11 0 47 55 East along said
boundary 1619.87 feet to the beginning of a curve therein con-
cave Westerly having a radius of 2050.00 feet; thence Southerly
1240.37 feet along said curve throu�h an angle of 34 400 04
to a radial that bears South 670 43 51" East to said curve;
thence leaving aid boundary outh 60° 26' 00" East 523.98 feet°
thence North 55° 02° 00" East 410.00 feet; thence South 44° 03g
00" East 1200.00 feet; thence South 690 34' 00" East 575.00
feet to a point on a non- tangent curve concave Northwesterly
having a radius of 4000.00 feet, a radial to said point bears
South 550 57' 27" East; thence Northeasterly 284.97 feet
along said curve through an angle of 4° 04' 5611; thence North
29° 57' 37" East 1703.92 feet to the beginning of a curve con-
cave Northwesterly having a radius of 2000.00 feet; thence
Northerly 1648.98 feet along said curve through an angle of

a point on a non - tangent curve concave Northerly having a
radius of 2000.00 feet, a radial to said point bears South
170 16' 46" East; thence Westerly 1407.39 feet along said
curve through an angle of 40° 19' 08 "; thence North 660 57'
38" West 134.74 feet to the beginning of a curve concave
Southerly having a radius of 4000.00 feet; thence Westerly
1150.62 feet along said curve through an angle of 16° 28' 53 ";
thence North 83° 26' 31" West 952.27 feet to the True Point of
Beginning,
more commonly known as a portion of Upper Harbor View Hills, as
shown on District Maps Nos. 53, 55, 56 and 57 referred to in Sec-
tion 1 of this ordinance, and made a part of Title 20 of the New-
port Beach Municipal Code, is hereby prezoned to a P -C District
in accordance with California Government Code Section 65859 which
provides that a city may prezone unincorporated territory for the
purpose of determining the zoning that will apply to such property
in the event of subsequent annexation to the city.
SECTION 3. In accordance with the provisions of Section
20.51.030 of the Newport Beach Municipal Code, the Development Plan
for the entire territory known as a portion of Upper Harbor View
Hills, more fully described and zoned as a P -C District in Section
2 of this ordinance, was approved and adopted by the Planning Com-
mission of the City of Newport Beach by Resolution No. 706 at a
public hearing on March 14, 1968. Said Development Plan is hereby
approved and adopted by reference pursuant to Section 415 of the
Charter and is made a part of Title 20 of the Newport Beach Munici-
pal Code.
SECTION 4. The zoning of this territory as a P -C
District shall become effective only if the annexation of that
portion of Upper Harbor View Hills as described in Section 2 of
this ordinance is completed and shall have the same effective date
as said annexation.
SECTION 5. This ordinance shall be published once in the
official newspaper of the City, and the same shall be effective 30
days after the date of its adoption.
