ORDINANCE NO. 12 8 9
AN ORDINANCE OF THE CITY OF NEWPORT BEACH
REZONING PROPERTY AND AMENDING DISTRICT MAPS
NOS. 50, 53 AND 55
The City Council of the City of Newport Beach does ordain
as follows:
SECTION 1. The following described real property in
the City of Newport Beach, County of Orange, State of California,
to wit:
Beginning at the Easterly corner of that certain parcel
of land consisting of 13.020 acres, gross, as delineated
on a map filed in Book 63, page 45 of Record of Surveys in
the office of said County Recorder; thence North 49° 33' 24"
West 188.56 feet along the Northeasterly line of said parcel
to a point on a non- tangent curve concave Northwesterly
having a radius of 1600.00 feet, a radial to said point
bears South 160 24' 16" East: thence Westerly 271.73 feet
along said curve through an angle of 90 43' 50 "; thence
South 830 19' 34" West 362.75 feet to the beginning of a
curve concave Southerly having a radius of 2000.00 feet;
thence Southwesterly 450.96 feet along said curve through
an angle of 120 55' 09 "; thence South 700 24' 25" West
655.02 feet to a point on the center line of San Joaquin
Hills Road, 144.00 feet in width, as described in a deed
recorded in Book 8187, gage 566 of Official Records of said
County; thence North 19 35' 35" West 143.48 feet along
said center line to the beginning of a curve therein
concave Southwesterly having a radius of 4000.00 feet;
thence Northwesterly 854.10 feet along said curve through
an angle of 12° 14' 03" to the Southeasterly Right of Way
line of MacArthur Boulevard 100.00 feet in width, as
described in a deed recorded in Book 1047, page 557 of
Official Records; thence along said Right of Way line the
following courses and distances: North 510 56' 20" East
659.20 feet to the beginning of a curve therein concave
Northwesterly having a radius of 2050.00 feet; Northerly
788.20 feet along said curve through an angle of 210 45 00 ";
North 300 11' 20" East 1095.50 feet to the beginning of a
curve therein concave Southwesterly having a radius of
2050.00 feet; thence Northwesterly 845.26 feet along said
curve through an angle of 23° 37' 28 "; thence leaving said
curve South 81° 23' 43" East 619.13 feet; thence North
8° 36' 17" East 104.69 feet; thence South 81° 23' 43" East
'570.98 feet to the beginning of a curve concave South-
westerly having a radius of 90.00 feet; thence South-
easterly 32.40 feet along said curve through an angle of
20° 37' 35" to the beginning of a reverse curve concave
Northerly having a radius of 66.00 feet; thence Easterly
78.36 feet along said curve through an angle of 68° 01' 27 ";
thence non - tangent South 79° 02' 10" East 451.53 feet;
thence South 81° 23' 43" East 511.98 feet; thence South

said Northwesterly line to the Northerly corner of that
certain reservoir site described in a deed to said City
of Newport Beach, recorded December 20, 1957, in Book 4143t�
page 395 of said Official Records; thence South 45 20 36
West 76.12 feet along the Northwesterly Line of said
reservoir site to an angle point therein; thence South
500 26' 36" West 539.58 feet to the point of beginning.
Containing 182.1 acres, more or less;
as shown on District Maps Nos. 50, 53 and 55 referred to in
Section 20.06.030 of Title 20 of the Newport Beach Municipal Code,
• portion of which is presently zoned "P -C." - planned community,
• portion of which is presently zoned "U" - unclassified, and a
portion of which is presently zoned "R -3 -B" is hereby rezoned
• to a "P -C" Planned Community District and said District Maps
Nos. 50, 53 and 55 are hereby amended to show this zoning change.
SECTION 2. The Planning Director of the City of Newport
Beach is hereby instructed and directed to change District Maps
Nos. 50, 53 and 55 so as to show the zoning changes described in
Section 1 hereof and as said District Maps shall have been so
amended, the same shall be in full force and effect and be a
part of Title 20 of the Newport Beach Municipal Code.
SECTION 3. This ordinance shall be published once in
the official newspaper of the City, and the same shall be
effective 30 days after the date of its adoption.
This ordinance was introduced at a regular meeting of
the City Council of the City of Newport Beach held on the �_
