AN ORDINANCE OF THE CITY OF NEWPORT BEACH
. PREZONING UNINCORPORATED TERRITORY LOCATED
NORTH OF PACIFIC COAST HIGHWAY AND EAST OF
SUPERIOR AVENUE, ADJACENT TO THE CITY OF
NEWPORT BEACH, IN THE EVENT OF SUBSEQUENT
ANNEXATION
The City Council of the City of Newport.Beach does
ordain as follows:
SECTION 1. .California Government Code, Section 65859,
provides that a city may prezone unincorporated territory for-
the purpose of determining the zoning that will apply to such
property in the event of subsequent annexation to the city.
SECTION 2. The following described real property
which is unincorporated territory adjoining the City of Newport
Beach, County of Orange, State of California, to wit:
Zone P -C
That portion of Lot 172 in Block 1 and Lot 169 in
Block 2 of Irvine's Subdivision in the County of Orange,
State of California, as per map recorded in book 1, page
88 of Miscellaneous Maps in the office of the County
Recorder of said County, described as follows:
Beginning.at the most Northwesterly corner of.Parcel 1
.of the land described in the deed to the Presbyterian
Hospital of Orange County recorded February 8, 1946 in
book 1398 page 20 of Official Records of said County;
being an angle point in the existing boundary line of
the City.of Newport Beach, as described in Ordinance
No. X58 adopted by the City Council of the City of
Newport Beach; thence along the Westerly line of said
Parcel 1 and said existing boundary the following courses,
S 100 29' 46" E 190.75 feet, Southeasterly along a
tangent curve concave Northeasterly with a radius of
1000.00 feet, a distance of 224.00 feet through a
central angle of 120 50' 04 ", tangent to said curve
S 230 19' 50" E 253.42 feet, Southeasterly along a
tangent curve concave Northeasterly with a radius of
409.51 feet a distance of 112.10 feet through a central
angle of 150 41' 02 ", Southeasterly along a reverse
curve concave Southwesterly with a radius'of 514,46
feet a distance of 112.34 feet through a central angle
of 120 30' 43" and tangent to said curve S 260 30' 09-"
E 149.45 feet to the Northeasterly corner of the land
described as Parcel 1B in the Final Order of Condemnation
recorded January 5, 1965 in book 7370 page 86 of Official
Records of said County; thence leaving said existing

boundary along the Northerly line of said Parcel 1B,
S 870 O1' 21" W 1222.43 feet to an angle point therein;
thence continuing along said Northerly line and the
Westerly prolongation thereof N 83° 00' 50" W 620.67
feet to the Northwesterly line of said Lot 172; thence
along said Northwesterly line N 39° 41' 15" E 210.69
feet to an angle point in the existing boundary line
• of the City of Newport Beach, as described in Ordinance
No. 1068 adopted by said City Council; thence continuing
along said Northwesterly line and along said existing
boundary line N 39° 41' 15" E 705.55 feet to an angle
point in said existing boundary line; thence leaving
said existing boundary line and continuing along said
Northwesterly line N 39° 41' 15" E 314.29 feet to the
most Westerly corner of the land shown on a map filed
in book 1 page 35 of Parcel Maps in the office of the
County Recorder of said County; thence along the Southerly
line of said land S 890 45' 35" E 470.86 feet to an angle
point in the existing boundary line of the City of Newport
Beach, as described in Annexation No. 58 to the City of
Newport Beach; thence along said existing boundary and
continuing along said Southerly line S 89° 45' 35"
E 192.75 feet to the point of beginning,
more commonly known as a portion of Lot 172, Block 1 and Lot 169,
Block 2 of Irvine's Subdivision located north of Pacific Coast
Highway and east of Superior Avenue, south of the extension of
Hospital Road is hereby prezoned to a P -C (Planned Community)
District, and which is described in Exhibit "A" entitled Planned
Community District Ordinance, Versailles on the Bluffs at Newport,
attached hereto, and made a part herein by this reference,
together with the following list of maps which were approved by
the Planning Commission at their meeting held December 2, 1970:
(1) Preliminary Site Plan
(2) Area Plan
(3) Phasing Plan
(4) Topographic Map
(5) Conceptual Grading Plan
(6) Utilities Map
SECTION 3. The zoning of this territory as a P -C
District shall become effective only if the annexation of that
portion of the unincorporated territory as described in Section 2
of this ordinance is completed and in the event that said territory
is annexed to the City prior to the effective date of this ordinance,
this ordinance shall have the same force and effect as a zoning
ordinance adopted with respect to property that was within the

corporate boundaries of the City at the time of its adoption.
SECTION 4. This ordinance shall be published once in
the official newspaper of the City, and the same shall be
effective 30 days after the date of its adoption.
This ordinance was introduced at a regular meeting of
the City Council of the City of Newport Beach held on the 14th
day of December , 19 70 , and was adopted on the Zlst day
of December , 1970 , by the following vote, to wit:
