AN ORDINANCE OF THE CITY OF NEWPORT BEACH
REZONING PROPERTY AND AMENDING DISTRICT MAPS
NOS. 34 AND 35
The City Council of the City of Newport Beach does
ordain as follows:
SECTION 1. The following described real property in
the City of Newport Beach, County of Orange, State of California,
to wit:
That portion of Block 50 of Irvine's Subdivision in
the County of Orange, State of California, as per map re-
corded in Book 1, page 88 of Miscellaneous Record Maps, in
the office of the County Recorder of said County, des-
cribed as follows:
BEGINNING at the intersection of the easterly right
of way line of MacArthur Boulevard, 110.00 feet wide, as
described in a deed to the State of California recorded
July 25, 1940 in Book 1047, page 557, Official Records,
with a line parallel with and distant 32.00 feet northwest-
erly, measured at right angles, from the southeasterly line
of the northwesterly half of the southeasterly half of said
Block 50, thence North 7050'38" west 3986.47 feet along
said easterly right of way to the southerly boundary of
that certain abandonment for MacArthur Boulevard as des-
cribed in Parcel 2 of the resolution of the Board of Super-
visors of Orange County, California, recorded-April 25,
1963 in Book 6524, Page 300 of Official Records; thence
South 82 °09'22" West 5.00 feet along said southerly boundary
to the most southerly terminus of the easterly right of way
line of MacArthur Boulevard, 100.00 feet wide, as described
in a deed to the County of Orange, recorded January 10, 1963
in Book 6389, page 641, Official Records, said most southerly
terminus being also the beginning of a non- tangent curve
concave easterly having a radius of 1150.00 feet, a radial
to said terminus bears South 82 009'22" West: thence northerly
403.91 feet along said curve and easterly right of way line
through an angle of 20 °.07'25 ": thence North 12 °16'47" East
70.44 feet along said easterly right of way line to a line
parallel with and distant southeasterly 703.77 feet, measured
at right angles, from the northwesterly line of said block
50: thence north 39 °48'15" East 699.24 feet along said
parallel line to a point on the southerly right of way line
of Campus Drive, formerly Paularino Avenue, 82.00 feet wide,
as described in a deed to the County of Orange recorded
January 2, 1963 in Book 6380, page 88 of Official Records,
said southerly right of way line being a non - tangent curve
concave southerly having a radius of 1,160.00 feet, a
radial line to said point bears North 14 °28'41" East:
thence easterly 513.18 feet along said curve and southerly
right of way line through an angle of 25 °20'51 ": thence
South 50 °10'28" East 2,709.45 feet along the southwesterly
right of way line of said Campus Drive to a point on the

boundary of the land described in the Amendment No. 1 to
ground lease, recorded December 21, 1964 in Book 7354,
page 155 of Official Records,, said point being the be-
ginning of a tangent curve concave westerly having a
radius of 20.00 feet: thence leaving said southwesterly
right of way line southerly 31.40 feet along said curve
through an angle of 89 °57'50" to a line that is parallel
with and distant 32.00 'feet northwesterly, measured at
right angles, from the southeasterly line of the north-
westerly half of the southeasterly half of said Block
50: thence South 39 °47`2.2" West 3,852.58 feet along said
parallel line to the point of beginning.
SUBJECT TO: All Covenants, Rights, Rights -of -Way, and
Easements of Record,
as shown on District Maps Nos. 34 and 35, referred to in Section
20.06.030 of the Newport Beach Municipal Code, and by such reference
made a part of Title 20 of said Code, is hereby rezoned from an
Unclassified "U" District to a Planned Community "PC" District, and
said District Maps Nos. 34 and 35 are hereby amended to show this
zoning change. The Planned Community Development. Standards in con-
nection with said Planned Community District are on file in the
office of the City Clerk, and made a part hereof by this reference.
SECTION 2. The Community Development Director of the
City of Newport Beach is hereby instructed and directed to change
District Maps Nos. 34 and 35 so as to show the zoning changes des-
cribed in Section l hereof, and, as said District Maps shall have
been so amended, the same shall be in full force. and effect and
be a part of Title 20 of the Newport Beach Municipal Code.
SECTION 3. This ordinance shall be published once in
the official newspaper of the City, and the same shall be effective
30 days after the date of its adoption.
This ordinance was introduced at a regular meeting of
the City Council of the City of Newport Beach held on the
