AN ORDINANCE OF THE CITY OF NEWPORT BEACH
REZONING PROPERTY AND AMENDING DISTRICTING
MAPS NOS. 15 AND 37
The City Council of the City of Newport Beach DOES
ORDAIN as follows:
SECTION 1. The following described real property in the
City of Newport Beach, County of Orange, State of California, to
wit:
Lots 1 through 61, Tract No. 3867, in the City of
Newport Beach, County of Orange, State of California,
as per map filed in Book 301, pages 40 to 46 inclusive
of Miscellaneous Maps, official records of the office
of the County Recorder, County of Orange,
as shown on Districting Maps Nos. 15 and 37 referred to in Section
20.06.030 of the Newport Beach Municipal Code, and by such refer-
ence made a part of Title 20 of said Code, are hereby rezoned from
an Unclassified District to an R -1 District, and said Districting
Maps Nos. 15 and 37 are hereby amended to show this zoning change.
SECTION 2. The following described real property in the
City of Newport Beach, County of Orange, State of California, to wit:
That portion of Lot. A, Tract No. 3867, in the City
of Newport Beach, County of Orange, State of California
as per map filed in Book 301, Pages 40 to 46 inclusive
of Miscellaneous Maps, official records of the office of
the County Recorder of the County of Orange, lying within
the following described land:
Beginning at a point on the center line of Bayside
Drive, 60.00 feet wide, as described in the deed to the
County of Orange recorded June 11, 1936 in Book 830,
page 217 of Official Records, distant Westerly 1396.06
feet from the center line of Jamboree Road, as said
intersection is shown on said map of Tract No. 3867,
said point being also South 84° 46' 33" East 9.25 feet
from the intersection of said center line of Bayside
Drive with the Westerly line of Lot "E ", said Tract
No. 3867; thence South 5° 13' 27" West 30.00 feet
to the Southerly line of said Lot "E "; thence South
84° 46' 33" East 11.95 feet to the Northeasterly
corner of Lot "F ", said Tract No. 3867; thence
South 0° 54' 02" West 354.07 feet to an angle point
in the boundary of said Lot "A "; thence along said
boundary the following courses and curves: South

340 35' 58" East 15.47 feet; South 890 05' 58" East
91.00 feet; North 00 54' 02" East 552.30 feet; North
580 41' 58" West 57.39 feet to the beginning of a curve
concave Northeasterly having a radius of 200.00 feet;
Northwesterly 27.29 feet along said curve through an
angle of 7° 49' 02" to the beginning of a reverse curve
concave Southwesterly having a radius of 746.00 feet;
Northwesterly 65 feet, more or less, along said curve
to a line which bears North 50 13' 27" East from the
point of beginning; thence non - tangent South 50 13'
27" West 219 feet, more or Less, to the point of
beginning,
as shown on Districting Maps Nos. 15 and 37 referred to in Section
20.06.030 of the Newport Beach Municipal Code, and by such refer-
ence made a part of Title 20 of said Code, are hereby rezoned from
the C -N -H and R -3 Districts to an Unclassified District, and said
Districting Maps Nos. 15 and 37 are hereby amended to show this
zoning change.
SECTION 3. This ordinance shall be published once in
the official newspaper of the City and the same shall be effective
30 days after the date of its adoption.
This ordinance was introduced at a regular meeting of the
City Council of the City of Newport Beach held on the day of
JUL 24 1972 , 1972, and was adopted on the day of AUG 2 1 1972
1972, by the following vote, to wit:
AYES, COUNCILMEN: McInnis, Rogers, Croul ,
Dostal, Kymla, Ryckoff, Store
NOES, COUNCILMEN: None
ABSENT COUNCILMEN: None
