ORDINANCE NO. 1511
AN ORDINANCE OF THE CITY OF NEWPORT BEACH
REZONING PROPERTY AND AMENDING DISTRICTING
MAP NO. 50
The City Council of the City of Newport Beach does
ordain as follows:
SECTION 1: The following described real property in
the City of Newport Beach, County of Orange, State of California,
to wit:
Those portions of Block 93, Irvine's Subdivision,
in the City of Newport Beach, County of Orange, State
of California, as per map filed in Book 1, Page 88,
Miscellaneous Record Maps in the office of the County
Recorder of said County, described as follows:
Parcel 1:
Commencing at the intersection of the center line of
San Joaquin Hills Road as described in a deed recorded
in Book 8187, page 566, Official Records of said County,
with the center line of proposed MacArthur Boulevard as
said intersection as shown on a Map of Tract No. 6385
filed in Book 235, pages 1 through 5, Miscellaneous Maps,
records of said County, said center line of proposed Mac-
Arthur Boulevard being on a curve concave Northerly having
a radius of 1300.00 feet, a radial to said intersection
bears South 16 °30'43" East; thence Westerly 283.94 feet
along said curve through an angle of 12 °30'52 "; thence
N 3 °59'51" West 50.00 feet along a radial to said curve
to the Northerly line of said proposed MacArthur Boulevard
and the True Point of Beginning; thence South 86 000'09"
West 77.36 feet along said line; thence North 23 017'08"
West 275.37 feet to Point "A" hereinafter referred to;
thence North 66 037'04" East 278.17 feet to a point on
the Southwesterly line of said San Joaquin Hills Road,
said point being on a curve concave Southwesterly having
a radius of 3928.00 feet, a radial to said point bears
North 66 032'30" East; thence Southeasterly 266.66 feet
along said curve and line through an angle of 3 °53'23 ";
thence non - tangent South 20 038'24" East 86.82 feet along
said line to the beginning of a curve concave Northwesterly
having a radius of 25.00; thence Southwesterly 43.12 feet
along said curve through an angle of 98 °49'27" to the begin-
ning of a compound curve concave Northerly having a radius
of 1250.00 feet being the Northerly line of said proposed
MacArthur Boulevard; thence Westerly 170.59 feet along said
curve through an angle of 7 °49'06" to the True Point of
Beginning.

Parcel 2:
Beginning at Point "A" described in Parcel 1 above, thence
North 23 °17'08" West 499.63 feet to a point of the South-
easterly line of MacArthur Boulevard as described in a
deed recorded in Book 1047, page 557, Official Records
of said County, said point being on a curve concave South-
easterly having a radius of 1950.00 feet, a radial to said
point bears North 39 °58147" West; thence Northeasterly
65.40 feet along said curve and line through an angle of
1 055'18 "; thence North 51 °56131" East 59.02 feet along said
line to a point on a non - tangent curve concave Northerly
having a radius of 120.00 feet, a radial to said point bears
South 51 °56131" West; thence Easterly 173.23 feet along
said curve through an angle of 82 °42145" to a point on the
Southwesterly line of San Joaquin Hills Road as described
in a deed recorded in Book 8187, page 566, said Official
Records, said point being on a curve concave Southwesterly
having a radius of 3928.00 feet, a radial to said point
bears North 60 003'24" East; thence Southeasterly 444.59
feet along said curve and line through an angle of 6 °29'06"
to a point that bears North 66 °37104" East from the point
of beginning; thence South 66 °37104" West 278.17 feet to
the point of beginning,
as shown on Districting Map No. 50, referred to in Section 20.06.030
of the Newport Beach Municipal Code, and by such reference made
a part of Title 20 of said Code, is hereby rezoned from an R -1 -B
District to an R -A District, and said Districting Map No. 50 is
hereby amended to show this zoning change.
SECTION 2. The Community Development Director of the
City of Newport Beach is hereby instructed and directed to change
Districting Map No. 50 so as to show the zoning changes described
in Section 1 hereof, and, as said Districting Map shall have been
so amended, the same shall be in full force and effect and be a
part of Title 20 of the Newport Beach Municipal Code.
SECTION 3. This ordinance shall be published once in
the official newspaper of the City, and the same shall be
effective 30 days after the date of its adoption.
This ordinance was introduced at a regular meeting of
the City Council of the City of Newport Beach held on the lath
day of August , 1973, and was adopted on the 27th day
of August , 1973, by the following Vote, to wit:
