ORDINANCE NO. 1537
AN ORDINANCE OF THE CITY OF NEWPORT BEACH'
REZONING PROPERTY AND AMENDING DISTRICTING
MAPS NOS. 29, 30 AND 36
The City Council of the City of Newport Beach does
ordain as follows:
SECTION 1. The following described real property
in the City of Newport
California, to wit:

That property bounded on the northwest by the
southeasterly boundary of Irvine Avenue (100' wide)
and the southeasterly boundaries of Lots 318 and 328,
Newport Heights Tract, as shown on the map in Book 4,
page 83 of Miscellaneous Maps in the office of the
County Recorder of Orange County; bounded on the north-
easterly by the extension southeasterly of the north-
easterly boundary of Lot 328, Newport Heights Tract,
as shown on the map in Book 4, page 83 of Miscellaneous
Maps in the office of the County Recorder of Orange
County, and the mean high tide line of the Upper Newport
Bay as determined by Superior Court case No. 20436;
bounded on the southeasterly by the prolongation north-
easterly of the southeasterly boundary of Lot 12, Tract
4224, as shown on the map in Book 157, pages 1 to 14
inclusive, of Miscellaneous Maps in the office of the
County Recorder of Orange County; bounded on the
southerly by Lots 1 through 7 (and the prolongation of
Lot 7's northeasterly boundary to the southeast) and
Lots 8 through 12 of Tract 4224, as shown on the map
in Book 157, pages 1 to 14 inclusive of Miscellaneous
Maps in the office of the County Recorder of Orange
County; Lots 308, 318 and 328, Newport Heights Tract,
as shown on the map in Book 4, page 83 of Miscellaneous
Maps in the office of the County Recorder of Orange
County; Portions of Blocks 4 and 5, Irvine Subdivision,
as shown on the map in Book 1, page 88 of Miscellaneous
Maps in the office of the County Recorder of Orange
County described as follows: That property bounded
on the northeast by the southwesterly right -of -way line
of University Drive and the southwesterly boundary of
Parcel 2, as shown on the map in Book 3, Page 35, of
Parcel Maps in the office of the County Recorder of
Orange County, bounded on the southeasterly by the north-
erly right -of -way line of the Orange County Flood Control
District "Santa Ana Delhi Channel" (100'.wide) and the
mean high tide line of the Upper Newport Bay as determined

in Superior Court case No. 20436, bounded on the south-
westerly by the northeasterly boundary, and its extension
• southeasterly, of Lot 328, Newport Heights Tract, as
shown on the map in Book 4, page 83, of Miscellaneous
Maps in the office of the County Recorder of Orange
County, bounded on the northwesterly by the southeasterly
right -of -way line of Irvine Avenue (100' wide),
as shown on Districting Maps Nos. 29, 30 and 36, referred to in
Section 20,06.030 of the Newport Beach Municipal Code, and by
such reference made a part of Title 20 of said Code, is hereby
rezoned from the Unclassified District to the Planned Community
District, and said Districting Maps Nos. 29, 30 and 36 are here-
by amended to show this zoning.
SECTION 2. The Director of the Community Development
Department of the City of Newport Beach is hereby instructed
and directed to change Districting Maps Nos. 29, 30 and 36 to
show the zoning changes described in Section 1 hereof, and as
said Districting Maps shall have been so amended, the same shall
• be in full force and effect and. be a part of Title 20 of the
Newport Beach Municipal Code.
SECTION 3. This ordinance shall be published once
in the official newspaper of the City, and the same shall be
effective 30 days after the date of its adoption.
This ordinance was introduced at a regular meeting
of the City Council of the City of Newport Beach held on the
12th day of November , 1973, and was adopted on the
17th day of December 1973, by the following vote,
to wit;
