ORDINANCE NO. 1762
AN ORDINANCE OF THE CITY OF NEWPORT BEACH
AMENDING A PORTION OF DISTRICTING MAP NO.
24 TO RECLASSIFY FROM THE UNCLASSIFIED
DISTRICT TO THE R -3 DISTRICT AND THE C -1
DISTRICT AND ESTABLISHING FRONT, SIDE AND
REAR SETBACKS FOR EXISTING AND PROPOSED
DEVELOPMENT ON CERTAIN PROPERTY LOCATED AT
2101 AND 2121 EAST COAST HIGHWAY AND 777
AVOCADO AVENUE
The City Council of the City of Newport Beach DOES
ORDAIN as follows:
SECTION 1. The following described real property
in the City of Newport Beach, County of Orange, State of California:
Lot 182, Tract No. 2813, located at 2101
and 2121 East Coast Highway and 777 Avocado
Avenue on property bounded by East Coast
Highway, Avocado Avenue, Kewamee Drive and
Zahma Drive, adjacent to Irvine Terrace
as shown on Districting Map No. 24 referred to in Section 20.06.030
of the Newport Beach Municipal Code, and by such reference made_
a part of Title 20 of said Code, is hereby rezoned from the "U"
District to the "R -3" District and the. "C -1" District as said
areas are more specifically delineated on the attached drawing
marked Exhibit "A ", and said Districting Map No. 24 is hereby
amended to show this zoning.
SECTION 2. The following setbacks shall be reflected
on said Districting Map No. 24:
(a) 12 foot setback along Avocado Avenue in
the R -3 District;
(b) 14 foot setback along Kewamee Drive;
(c) 6 foot setback along Zahma Drive in the R -3
District;
(d) 0 foot setback along the rear property line
opposite Kewamee Drive in the R -3 District;
(e) 0 foot setback along the rear property line,
opposite East Coast Highway in the C -1 District.

SECTION 3. The Director of the Community Development
Department of the City of Newport Beach is hereby instructed and
directed to change Districting Map No. 24 to show the zoning
change described in Section 1 hereof, the setback designations
described in Section 2 hereof, and as said Districting Map shall
have been so amended, the same shall be in full force and
effect and be a part of Title 20 of the Newport Beach Municipal
Code.
SECTION A. This Ordinance shall be published once in
the official newspaper of the City, and the same shall be
effective thirty (30) days after the date of its adoption.
This Ordinance was introduced at a regular meeting
of the City Council of the City of Newport Beach held on the
13th day of March , 1978 and was adopted on the
27th day of March , 1978 by the following vote, to wit:
