AN ORDINANCE OF THE CITY OF NEWPORT BEACH
AMENDING A PORTION OF DISTRICTING MAP NO.
35 TO RECLASSIFY LAND FROM THE UNCLASSIFIED
DISTRICT TO THE "P -C" DISTRICT AND AMENDING
THE PLANNED COMMUNITY DEVELOPMENT FOR KOLL
CENTER NEWPORT SO AS TO PERMIT THE INCREASE
IN THE BUILDING SITE AND ALLOWABLE BUILDING
AREA OF OFFICE SITE C AND THE ACCEPTANCE OF
AN ENVIRONMENTAL DOCUMENT (Property located
on the easterly side of MacArthur Boulevard,
between Campus Drive and Birch Street, in and
adjoining Koll Center Newport)
WHEREAS, Chapter 20.84 of the Newport Beach Municipal
Code provides the procedure for amending the boundaries of a
zoning district; and
WHEREAS, the Planning Commission has held a public
hearing on the proposed amendment to the zoning district for
• Koll Center Newport to add 1.664 acres thereto; and
WHEREAS, Chapter 20.51 of the Newport Beach Municipal
Code provides the procedures for amending the Planned Community
Text for a planned Community; and
WHEREAS, the Planning Commission has held a public
hearing on the proposed amendment to the Planned Community
Development Plan for Koll Center Newport so as to permit an
increase in the building site and allowable building area of
Office Site C;
Now, therefore, the City Council of the City of
Newport Beach DOES ORDAIN as follows:
SECTION 1. The following described real property in
the City of Newport Beach, County of Orange, State of California:

Being a portion of Block 50 of Irvine's
subdivision lying northwesterly of Parcel 2
of Parcel Map 68 -19, bounded by MacArthur
Boulevard and Campus Drive and containing
1.664 acres, .
as shown on Districting Map No. 35, referred to in Section
20.06.030 of the Newport Beach Municipal Code, and by such
reference made a part of Title 20 of this Code, is hereby
reclassified from the "U" Unclassified District to the
"P -C" Planned Community District and said Districting Map
No. 35 is hereby amended to show this reclassification.
SECTION 2. The Director of the Community Development
Department of the City of Newport Beach is hereby instructed
and directed to change Districting Map No. 35 to show the
zoning change described in SECTION 1 hereof, and as said
Districting Map shall have been so amended, the same shall be
in full force and effect and be a part of Title 20 of the
Newport Beach Municipal Code.
SECTION 3. The Planned Community Development Plan
for Koll Center Newport is amended so as to permit the increase
in the building site and allowable building area of Office Site C.
Said amendments are more specifically shown by changes to the
Planned Community Text on pages 1, 13, 15 and 27 and by the
change in the Land Use Map for Koll Center Newport. Said
pages and map are on file in the Office of the City Clerk of the
City of Newport Beach and are hereby adopted by this reference
as if fully set forth herein at length, and the same shall be
established and adopted as the amendments to the Planned
Community Development Plan for Koll Center Newport.
SECTION 4. The negative declaration prepared for
said reclassification of property from the Unclassified to
the Planned Community District and the amendments to the

Planned Community Development Plan for Koll Center Newport are
hereby accepted by the City Council.
SECTION 5. This Ordinance shall be published once
in the official newspaper of the City, and the same shall be
effective thirty (30) days after the date of its adoption.
This Ordinance was introduced at a regular meeting
of the City Council of the City of Newport Beach held on the

day of July , 1978, by the following.vote, to wit:
