• AN ORDINANCE OF THE CITY OF NEWPORT BEACH
ESTABLISHING A PLANNED COMMUNITY DEVELOPMENT
PLAN AND DEVELOPMENT STANDARDS FOR BLOCK 800
IN NEWPORT CENTER, AND THE ACCEPTANCE OF AN
ENVIRONMENTAL DOCUMENT (AMENDMENT NO. 526)
The City Council of the City of Newport Beach DOES
ORDAIN as follows:
SECTION 1. The following described real property
located in the City of Newport Beach, County of Orange, State
of California, to wit,
Parcel 1
That portion of Block 55 of Irvine's Subdivision
in the City of Newport Beach, County of Orange,
State of California, as shown on the map
recorded in Book 1, Page 88 of Miscellaneous
Record Maps in the Office of the County Recorder

of said County, described as follows:
Parcel A: Commencing at the centerline inter-
section of Newport Center Drive West and Santa
Barbara Drive as shown on the map filed in
Book 75, Pages 33 and 34 of Parcel Maps in the
Office of said County Recorder; thence North
76 048118" West 87.24 feet along said centerline
of Santa Barbara Drive; thence North 13 011'42"
East 50.50 feet to the TRUE POINT OF BEGINNING,
said point being on the Northeasterly line of said
Santa Barbara Drive, 101.00 feet in width, as
described in Parcel 1 of the deed to the City of
Newport Beach recorded July 15, 1971, in Book 9720,
Page 856 of Official Records in the-Office of the
said County Recorder; thence along said Northeasterly
line the following courses: North 76 °48'18" West
52.76 feet to the beginning of a tangent curve
concave Northeasterly having a radius of 549.50
feet, Northwesterly 713.88 feet along said curve
through a central angle of 7412.6109" to the beginning
of a compound curve concave Easterly having a radius
of 2349.50 feet and Northerly 243.36 feet along said
curve through a central angle of 5 056105 "; thence
North 73 003150" East 610.39 feet to Point "A," said
point being on the Westerly line of Parcel 1 as
shown on the map filed in Book 27, Page 42 of
Parcel Maps in the Office of said County Recorder,
said point being on a curve concave Northeasterly

said point bears South 88 051147" West; thence along
said Westerly line the following courses: South-
easterly 515.80 feet along said curve through a
central angle of 41 055'11 ", South 43 003'24 East
10.78 feet to the beginning of a tangent curve con-

said curve through a central angle of 30 031109" to
the beginning of a reverse curve concave Northwesterly
having a radius of 25.00 feet, said curve being
the Nothwesterly line of Parcel 3 as described in said
deed to the City of Newport Beach; thence Southwesterly
and Northwesterly 37.44 feet along said curve through
a central angle of 85 049100" to the TRUE POINT OF

which a radial bears South 89 113'11" West in the
Westerly boundary of Parcel No. 1, as shown on a
map filed in Book 27, Page 42, Parcel Maps, records of
said County; thence South 89 °13'11" West 30.00 feet
to the T4UE POINT OF BEGINNING, said point being the
beginnin4 of a non - tangent curve concave Easterly
and having a radius of 735.00 feet and concentric
with the 705.00 foot radius curve in the Westerly
boundary of said Parcel No. 1, a radial to said
point bears South 89 °13'11" West; thence Southerly
179.49 feet along said curve through an angle of
13 159'31 "; thence non - tangent North 86 059'19"
West 576.43 feet to a point on the Easterly line
of Santa Barbara Drive as described in a deed
recorded in Book 9720, page 856, Official Records of
said County, said point being on a curve concave
Easterly and having a radius of 2349.50 feet, a
radial to said point bears North 85 035'12" West;
thence Northerly 160.38 feet along said curve and
Easterly line through an angle of 3 154'44 "; thence
North 8 °19'32" East 385.13 feet continuing along
said Easterly line to the beginning of a curve
concave Southeasterly and having a radius of 25.00
feet; thence Northeasterly 39.27 feet along said
curve through an angle of 90 100'00 "; thence South
81 040128" East 35.00 feet to the beginning of a
curve concave Northerly and having a radius of
638.50 feet; thence Easterly 171.16 feet along said
curve through an angle of 15 021'32" thence North
82 058100" East 100.00 feet to the beginning of a curve
concave Southerly and having a radius of 561.50 feet;

thence Easterly 172.19 feet along said curve
through an angle of 17 034114" to the beginning
of a compound curve concave Southwesterly and
having a radius of 25.00 feet- thence South-
easterly 48.99 feet along said curve through
an angle of 93 056139" to the beginning of a
reverse curve concave Easterly and having a
radius of 1455.00 feet, said curve being con-
centric with and 30:00 feet Westerly of that
certain 1425.00 foot radius curve in the Westerly
boundary of the above referred to Parcel No. 1;
thence Southerly 387.56 feet along said curve
through an angle of 15 015142" to the TRUE POINT
OF, BEGINNING,
which is zoned P -C, is hereby amended to establish a Planned
Community Development Plan and Development Standards known as
"BLOCK 800," Amendment No. 526.
SECTION 2. Copies of said Development Plan and
Development Standards are on file in the Offices of the City
Clerk and Department of Community Development for the City
of Newport Beach and are made a part hereof by this reference.
SECTION 3. The Community Development Director of the
City of Newport Beach is hereby instructed and directed to
show said amendment on said property and P -C District, as
described hereinabove; and as said P -C District shall have
been so amended, the same shall be in full force and effect
and be a part of Title 20 of the Newport Beach Municipal Code.
SECTION 4. The Environmental Impact Report
prepared for said amendment is hereby certified as complete.
SECTION 5. This Ordinance shall be published once
in the official newspaper of the City, and the same shall be
effective thirty (30) days after the date of its adoption.
This Ordinance was introduced at a regular meeting
of the City Council of the City of Newport Beach held on the

26th day of February 1979, and was
adopted on the 23rd day of April 1979
by the following vote, to wit: ,
