AN ORDINANCE OF THE CITY OF NEWPORT BEACH
ESTABLISHING A PLANNED COMMUNITY DEVELOPMENT
PLAN AND DEVELOPMENT STANDARDS FOR BANNING
NEWPORT RANCH, AND THE ACCEPTANCE OF AN
ENVIRONMENTAL DOCUMENT (AMENDMENT NO. 561)
The City Council of the City of Newport Beach DOES
ORDAIN as follows:
SECTION 1. The following described real property
located in the City of Newport Beach, County.of Orange, State of
California, to wit:
Those portions of Lots B, C and D all in the Banning Tract, as shown on a
map of said Tract filed in the Case of Hancock Banning and others vs.
Mary H. Banning for Partition, being Case No. 6385, upon the Register of
Actions of the Superior Court of Los Angeles County, California, portions
of Lot 1, Tract 463, as shown on a map recorded in Book 32, Pages 2 and
3, of Miscellaneous Maps, Records of .Orange County, California, and
portions of Lot 1, Tract 2250, as shown on a map recorded in Book 104,
Pages 6 and 7, of Miscellaneous Maps, Records of said Orange County,
• being partly in the City of Newport Beach and partly in the Unincorporated
Territory of the County of Orange, State.of California, described as a
whole as follows:
BEGINNING at the most northerly corner of Tract No. 7852, as shown
on a map recordedinBook 302, Pages 7 through 9, of Miscellaneous Maps,
Records of said Orange County; thence southwesterly along the north -
westerlyline of said tract and the southwesterly prolongation of said north -
westerly line, said prolongation being also the northwesterly line of Tract
No. 7817, as shown on a map recorded in Book 308, Pages 33 and 34, of
Miscellaneous Maps, Records of said Orange . County,
South 77° 45, 00" West 1110.71 feet to the northwesterly corner of said
Tract No. 7817; thence South 00° 381 10" East 735.00 feet along the
westerly line of said Tract No. 7817 to the southwesterly corner of said
tract; thence northwesterly along the northwesterly prolongation of the
southwesterly line of said Tract No. 7817, North 63 °12,02" West 112.67 feet
to a point on the westerly line of Parcel l as said Parcel is described in
the Grant Deed to the State of California recorded February 14, 1966 in
Book 7839, Page 739 of Official Records of said County; thence_ southerly
along said westerly line to the northeasterly line of State Highway 101 -A,
100.00 feet wide, as now established; thence northwesterly along said
northeasterly line North 54 °10 115" West 96. 65 feet to the beginning of a
tangent curve concave southwesterly having a radius of 1050. 00 feet; thence
northwesterly 216,09 feet along said curve through a central angle of
11 ° 47, 30 "; thence tangent from said curve North 65° 57, 45" West-350. 00
feet; thence leaving said northeasterly line of State Highway
North 24° 02, 15" East 303.62 feet to the beginning of a- tangent curve
•concave northwesterly having a radius of 1500.00 feet; thence north-
easterly 291.83 feet along said curve through a central angle of
11 ° 08, 49 "; thence tangent from said curve North 12° 53, 26" East 907.94
feet to the beginning of a tangent curve concave westerly having a radius
of 1500. 00 feet; thence northeasterly, northerly and northwesterly 1108. 35
feet along said curve through a central angle of 420 20f 09 "; thence tangent
from said curve North 290 26f 43" West 1675.39 feet to a.point on a non-
tangent curve concave southeasterly having a radius of 1150.00 feet, a
radial line from said point bears South 390 35f 52" East; thence north-
easterly 751.54 feet along said curve through a central angle of
37° 26, 37" to a point in the southwesterly line of the First Addition To
Newport Mesa Tract as shown on a map recorded in Book 8, Page 61,
of Miscellaneous Maps, Records of said Orange County, a radial line from
said point bears South 2 ° 09, 16" East; thence southeasterly along said
southwesterly. line South 29° 261 43" East 3307.32 feet to the POINT OF
BEGINNING.
CONTAINING;. 7 6. 012 Acres, more or less.
SUBJECT TO: All Covenants, Rights, Rights -of -Way and Easements of
Records.

Said property which is presently zoned P -C, is hereby amended to
establish a Planned Community Development Plan and Development
• Standards known as Banning Newport Ranch (Amendment No. 561).
SECTION 2. Copies of said Development Plan and
Development Standards are on file.in the offices of the City
Clerk and Department of Community Development for the City of
Newport Beach and are made a part hereof by this reference.
SECTION 3. The Community Development Director of the
City of Newport Beach is hereby instructed and directed to show
said amendment on said property and P -C District as described
hereinabove; and as said P -C District shall have been so
amended, the same shall be in full force and effect and be a part
of Title 20 of the Newport Beach Municipal Code.
SECTION 4. The Environmental Impact Report prepared
for this amendment is hereby certified as complete and the
findings of the City Council, with respect to the Environmental
Impacts of General Plan Amendment 81 -1, are hereby made in
conjunction with this amendment.

SECTION 5. This Ordinance shall be published once in
• the official newspaper of the City, and the same shall be
effective thirty (30) days after the date of its adoption.
This Ordinance was introduced at a regular meeting of
the City Council of the City of Newport Beach held on the 8th
day of Fehruars*, 19 &21 and was adopted on the 12th day of March ,
1982, by the following vote, to wit:.
