AN ORDINANCE OF THE CITY OF NEWPORT BEACH
AMENDING A PORTION OF DISTRICTING MAP NO. 65
• FROM THE P -C DISTRICT TO THE P -C /MHP DISTRICT
The City Council of the City of Newport Beach DOES
ORDAIN as follows.
SECTION 1. The following described real property located
in the City of Newport Beach, County of Orange, State of California,
being:
Those portions of Blocks 54 and 94 of Irvinets
Subdivision in the City of Newport Beach, County
of Orange, State of California, as per map filed
in Book 1, Page 88 of Miscellaneous Record Maps
in the Office of the County Recorder of said
County, described as follows:
PARCEL 1
Beginning at the Northeasterly terminus of Course
No. 44 as described in Parcel 1 in a deed to the
County of Orange recorded in Book 8885, page 4096
.
Official Records of said County; thence South 38
49' 33" West 118.70 feet along said Course No. 44;
thence leaving said Course South 78° 38' 05" East
459.88 feet to a point on the Northwesterly right
of way line of Bayside Drive 80.00 feet wide as
described in a deed recorded in Book 3839, page 88,
said Official Records, said point being on a curve
concave Southeasterly having a radius of 440.00 feet,
a radial to said point bears North 65° 45' 17" West;
thence Northeasterly 452.23 feet along said curve and
right of way line through an angle of 58u 53' 17 ";
thence North 83 08' 00" East 150.00 feet along said
right of way to the beginning of a curve therein con-
cave Southerly having a radius of 640.00 feet; thence
Easte6ly 344.28 feet along said curve through an angle
of 30 49' 17" to a point on the line between Station
16A and 16B of the Ordinary High Tide Line as described
in the final decree entered in Case N8. 20436 Superior
Court of said County; thence North 21 14' 20" East
622.98 feet along said Line to a point on Course
No. 41 as described in said Parcel 1; thence South 82°
52' 30" West 982.29 feet along sai9 Course to its
Westerly terminus; thence South 58 08' 30" West
263.24 f8et along Course No. 42, said Parcel 1; thence
South 33 24' 30" West 431.68 feet along Course No. 43,
said Parcel 1 to the Point of Beginning.
Containing an area of 14.51 acres, more or less.
SUBJECT TO easements, rights of way and other matters
of record or apparent.

Beginning at the intersection of a line between
Station 16A and 16B of the Ordinary High Tide Line
as described in the final decree entered in Case
No. 20436 Superior Court of said County, with the
Southerly right of way of Bayside Drive as des-
cribed in a deed recorded in Book 3839, page 88,
Official Records of said County, said point being
on a curve concave Southerly having a radius of
562.00 feet, a radial to said point bears North
24 '20' 35" East; thence Westerly 305.04 feet
along said.curve and right of w$y through an angle
of 31° 12' 35 "; thence South 83 08' 00" West
150.00 feet along said right of way to the being -
ning of a curve therein concave Southeasterly
having a radius of 360.00,feet; thence South-
westerly 464.95 feet along saad curve and right
of way �hrough an angle of 74 00' 00" thence
South 9 08' 00" West 79.93 feet along the
Easterly right of way of said Bayside Drive 80.00
feet wide, as described in Parcel A in a deed
recorded in Book 4017, page 298, said Official
Records to an angle point in 9arcel 2 as described
in said deed; thence South 35 18' 08" East 28.69
feet along the Northeasterly line of said Parcel
to a point on the Northerly line of Coast Highway,
100.00 feet wide, as shown on the California State
Highway Plans entitled "District VII - Orange
County Route 60 -B" and approved January 25, 1932,
said point being on a curve concave Southwesterly
having a radius of 2250.00 feet, a radial to said
point bears North 10 31' 55" East; thence South-
easterly 1056.73 feet along s id curve and right
of way t rough an angle of 29� 32' 05 "; thence
South 49 56' 00" East 332.67 feet along said
right of way to the Southeasterly prolongation
of the line between Stations 16B and 17 f said
Ordinary High Tide Line; thence North 228 25' 40"
West 1122.47 feet along said prolongation and
Line to said Station 16B; thence North 21° 14' 20"
East 5.91 feet along said Ordinary High Tide Line
to the point of beginning.
Containing an area of 12.02 acres, more or less.
SUBJECT TO easements, rights of way and other matters
of record or apparent;
as shown on Districting Map No. 65, referred to in Section 20.01.050
of the Newport Beach Municipal Code, and by such reference made a
part of Title 20 of said Code, is hereby amended to change the land
use designation of said property from the P -C Planned Community
District to the P -C /MHP Planned Community District with a Mobile
Home Park Overlay Zone.
SECTION 2. The Planning Director of the City of Newport
Beach is hereby instructed and directed to change Districting Map
- 2 -

No.. 65 to reflect said change as described in Section 1 hereof,
and as said Districting Map shall have been so amended, the same
shall be in full force and effect and be a part of Title 20 of
the Newport Beach Municipal Code.
Section 3. This Ordinance shall be published once in
the official newspaper of the City and the same shall be effective
thirty days after the date of its adoption.
This Ordinance was introduced at a regular meeting of
the City Council of the City of Newport Beach held on the 12th
day of July, 1982, and was adopted on the 26th day of July
1982, by the following vote, to wit:
