AN ORDINANCE OF THE CITY COUNCIL OF THE CITY
OF NEWPORT BEACH ADOPTING AN AMENDMENT
RE -ZONING THE PROPERTIES COMMONLY KNOWN AS
SAN DIEGO CREEK NORTH AND JAMBOREE /MAC
• ARTHUR FROM THE U DISTRICT TO THE P -C
(PLANNED COMMUNITY) DISTRICT AND ADOPTING
PLANNED COMMUNITY DISTRICT REGULATIONS AND
DEVELOPMENT PLAN FOR SAN DIEGO CREEK
NORTH - JAMBOREE MAC ARTHUR
(PLANNING COMMISSION AMENDMENT NO. 768)
The City Council of the City of Newport Beach DOES ORDAIN as follows:
SECTION 1. The subject property is the following real property in the City
of Newport Beach, County of Orange, State of California:
San Diego Creek North:
• That portion of Lot 146, Block 51 of Irvine's Subdivision, as
shown on a map recorded in Book 1, Page 88 of Miscellaneous
Maps, Records of Orange County, California.
Jamboree /MacArthur:
That portion of Lot 145, Block 50 of Irvine's Subdivision, as
shown on a map recorded in Book 1, Page 88 of Miscellaneous
Maps, Records of Orange County, California.
as shown in the attached Exhibit "A" and hereinafter referred to as "Property ". Title 20 of
the Newport Beach Municipal Code is hereby amended to rezone all of the above described
Property from U District to the Planned Community (P -C) District, designate said Property
as the San Diego Creek North - Jamboree /MacArthur Planned Community.
SECTION 2. The Planning Director of the City of Newport Beach is hereby
instructed and directed to change Districting Maps 44 and 66, referred to in Section
20.01.050 of the Newport Beach Municipal Code, and by such reference is made a part of
Title 20, to reflect said change as described in Section 1 hereof, and shown in the attached
Exhibit "B ", and when said Districting Maps have been so amended, the same shall be in full
force and effect and be a part of Title 20 of the Newport Beach Municipal Code.
SECTION 3. Development of the property, which is rezoned P -C pursuant to
this Ordinance, shall be as specified in the Planned Community District Regulations and
Development Plan which is also approved and adopted pursuant to this Ordinance, and
which specifies the permitted land uses, intensity and density limits and development
. standards and regulations for the property as set forth in the attached Exhibit "C."
SECTION 4. The Planning Director of the City of Newport Beach is also
hereby instructed and directed to apply all of the provisions of said Planned Community
District Regulations and Development Plan to the Property as described herein; the same
shall be in full force and effect and be a part of Title 20 of the Newport Beach Municipal
Code.
SECTION 5. The Mayor shall sign and the City Clerk shall attest to the
passage of this Ordinance. This Ordinance shall be published once in the official newspaper
of the City within fifteen (15) days of its adoption. The Ordinance shall be effective thirty
• days after the date of its adoption.

This Ordinance was introduced at a regular meeting of the City Council of the
City of Newport Beach, held on the 27th day of July 1992, and was adopted on
the 24th day of August, 1992, by the following vote, to wit:

INTRODUCTIO
The San Diego Creek North and Jamboree /MacArthur Pla0ed
Community (P -C) Districts Regulations have been deve oped in
compliance with the City of Newport Beach General P1 n. This P- C
has also been developed pursuant to Chapter 20.51 of the Newport
Beach Municipal Code. `
The intent of these District Regulations is to provide for the
retention of the sites as open space and public facilities areas)
with selected permitted uses.

Water within the Planned Community will be furnished by the
City of Newport Beach.

Grading and erosion control shall be carried out in
accordance with the provisions of the City of Newport Beach
Grading Ordinance and shall be subject to permits issued by
the Building and Planning Departments.

facilities area (Area 2):
1. Preservation and restoration of existing habitat and
wetlands.
2. Passive and active public recreation facilities such as
hiking, biking, scenic outlooks, picnicking and ec}uestrian
