HomeMy WebLinkAbout03d_Staff_Power_Point_PresentationEL RANCHITO RESTAURANT EXPANSION 2515 East Coast Highway Planning Commission Public Hearing October 21, 2010 /o; ENO ,U ;tt,a W�1� L4LIF vL BACKGROUND Brief History of the Subject Restaurant Facility: • The restaurant was originally established on the subject property prior to 1963, a use permit was not required and there were no specific parking requirements. • 1968, Use Permit No. 1346 was approved authorizing beer and wine. • 1968, Use Permit 1417 was approved for on -sale liquor and dancing entertainment. • 1983, Use Permit No. 3072 approved to change the hours of operation, off -site parking and a parking waiver. • 1984, the Planning Commission reconsidered action of 1983, authorized net public area of 1,925 square feet, on -site and off -site parking required; and approved the waiver of a portion of the parking requirement. USE PERMIT REQUEST SUMMARY The following changes to the facility and operational characteristics are requested to: • Expand the restaurant and increase the net public area from 1,925 sq. ft. to 21099 sq. ft.; and enhance the building fagade. • Waive a 30 parking spaces. • Modify conditions of approval for valet parking service. • Increase the opening hours: — Saturdays and Sundays to 9 a.m. (two, and one and one half hours earlier, respectively); and — Monday through Friday to 10 a.m. (one hour earlier).
