Dear Mr. Chairman and Members of the Commission:
On behalf of the Board of Trustees of the Orange County Museum of Art, I am
hereby requesting a continuance of the above item in order to more carefully
evaluate the impacts of this change to the museum property in the San joa quii
, n
Plaza portion of Newport Center. We did receive notice of the hearing, but we
just received a copy of the staff report and we belatedly realize that we cannot
fully grasp the complexities of the change.
Our museum property, which we must look at long term, is. part of a block that
functions together, but is being: zoned around. We need to understand how that
affects Lis, if it uses up capacity that we may need for future growth and what
other affects it may have. We want time to have assistance i in the review of
these documents and to prepare meaningful testimony for the Commission to
consider. Therefore, We respectfully request a, continuance for at least two
weeks and preferably a month.

I am hereby requesting a continuance of the above item in order to more
carefully evaluate the impacts of this change to my property in the 100
Block of Newport Center. While I received notice of the hearing, not until I
obtained a copy of the staff report and multi -paged attachments did I
realize that I did not fully comprehend the magnitude of the change.
It seems somewhat irregular to change the zoning of a block that works as
a whole without including the other parcels in the block. For that and other
reasons, I believe it would be prudent to continue the matter and give me
and other affected property owners the opportunity to meet with staff and
understand the effects this change may have, good or bad, on my
property.

Subject: North Newport Center Planned Community Amendment
Dear Mr. Lepo:
JPMorgan Chase Bank, National Association ( "JPMC ") owns and occupies property in
the area of Newport Center known as Fashion Island. In December 2007, the Fashion
Island Planned Community was amended to combine Fashion Island, Block 500, Block
600 and San Joaquin Plaza into the North Newport Center Planned Community ("PC ").
JPMC is within the North Newport Center PC. It is my understanding that Irvine
Company is amending the existing North Newport Center PC to incorporate portions of
Block 100, Block 400 and Block 800, and that no change will be made to Fashion Island
in connection with this amendment.
This letter serves to confirm to the City that JPMC is aware of the proposed amendment
to the North Newport Center PC, and understands from the Irvine Company that the
amendment will have no adverse affect on our parcel or our tenancy. Based on this
understanding, we authorize Irvine Company to proceed with the amendment as
proposed.
